Property Manager

Full-Time Community Manager - 100 Market Rate Units for an Apartment Community in Merrimack, NH.  This is a one-person property, plus maintenance.

Position Overview:

As a Community Manager/Property Manager for our 100 unit apartment community, you will play a vital role in overseeing the day-to-day operations, resident relations, financial performance, and staff management. This position requires a proactive approach, exceptional leadership skills, and a customer-centric mindset.

Key Responsibilities:

• Operations Management:

  • Oversee all aspects of the property's operations, ensuring a smooth and efficient running of the community.
  • Monitor property maintenance and ensure timely resolution of maintenance requests.
  • Implement and enforce property policies and procedures to maintain a safe and comfortable living environment.

• Financial Management:

  • Develop and manage the property's budget, including rent collection, expenses, and forecasting financial performance.
  • Optimize revenue through effective lease management, rent increases, and identifying revenue enhancement opportunities.
  • Review financial statements and reports, identifying variances and implementing corrective actions.

• Resident Relations:

  • Provide excellent customer service to residents, addressing inquiries, concerns, and complaints in a timely and professional manner.
  • Conduct resident retention programs and initiatives to foster a sense of community and increase resident satisfaction.
  • Coordinate and host community events and activities to enhance resident engagement and community cohesion.

• Leasing and Marketing:

  • Oversee the leasing process, ensuring vacancies are minimized and leases are appropriately executed.
  • Develop and implement marketing strategies to attract prospective tenants and achieve high occupancy rates.
  • Conduct market analysis and stay informed about competitive rental rates and trends.

• Staff Management:

  • Recruit, train, and supervise property staff, ensuring a high-performing and motivated team.
  • Conduct performance evaluations, provide constructive feedback, and identify opportunities for professional development.
  • Delegate tasks and responsibilities effectively to achieve operational goals and maintain a cohesive work environment.

• Compliance and Legal:

  • Ensure compliance with all local, state, and federal laws and regulations related to property management and fair housing practices.
  • Stay informed about industry best practices, legal updates, and relevant guidelines to maintain compliance and mitigate risks.

Qualifications:

• Bachelor's degree in Business Administration, Real Estate, or related field (preferred).
• Prior experience in property management or related industry.
• Strong knowledge of property management software and financial management tools.
• Excellent communication, negotiation, and organizational skills.
• Ability to work independently and collaboratively within a team environment.
