Role And Key Responsibilities
- Take complete ownership of the title coordination workflow for commercial real estate transactions, ensuring deadlines are met accurately, efficiently, and effectively, and timely communications.
- Manage all aspects of the underwriting and closing process, including title commitments, endorsements, policies, and required documentation.
- Anticipate potential transaction challenges and proactively implement solutions to keep the underwriting and closing process moving smoothly. Prioritize daily work to meet client service standards for each metric assigned during the title and curative process.
- Perform other duties as assigned by Branch Manager and/or supervising attorney.
- Provide estimated title resolution dates to client while working diligently to meet estimated resolution dates.
- manage tracking reports as required by client or supervisory team members
- Title Review and Clearance
- Thoroughly review title reports, identify issues such as liens or encumbrances, and resolve them effectively.
- Work closely with Branch Manager and/or supervising attorney and title insurance company underwriters to address and resolve exceptions, ensuring insurability and compliance.
- Take initiative to research, analyze, and resolve title discrepancies or roadblocks in a timely manner.
- Prepare and examine title commitments for accuracy and identify any requirements, defects and exceptions.
- Work to clear the issues timely while effectively notating all systems to track progress.
- Correspond with clients, lenders, builders, real estate brokers, and attorneys as needed
- Perform more complex functions, including obtaining releases for prior liens and corporate documents to ensure clear title
- High School diploma or GED required
- 3 years of commercial title coordination experience in the title industry or as a real estate paralegal.
- Must have knowledge of all title processes and able to execute on the commercial real estate title and closing process from beginning to end.
- Work under general supervision.
- Ability to make well-reasoned risk decisions.
- Excellent communication skills
