Xactimate Estimator – High-End Luxury Homes

We are seeking an experienced Xactimate Estimator to join our team in-office at our East Greenwich, RI location. This role requires a deep understanding of high-end luxury residential construction, with expertise in developing comprehensive project estimates, managing cost analysis, and collaborating with our design and project management teams to ensure seamless execution of luxury home builds and renovations. The ideal candidate has extensive Xactimate experience, a keen eye for detail, and the ability to create accurate, well-structured estimates for custom homes and historic renovations.

Key Responsibilities:

Estimating & Budgeting:

Develop detailed, accurate estimates for high-end luxury home projects using Xactimate.

Analyze project specifications, architectural plans, and existing site conditions to determine material, labor, and subcontractor costs.

Maintain cost databases with up-to-date pricing on materials, labor, and subcontractor bids to ensure precise budgeting.

Generate client-facing and internal budgets, ensuring alignment with our project standards and financial objectives.

Project Collaboration:

Work closely with Project Developers, Designers, and Project Managers to refine project scopes and ensure accurate budgeting.

Assist in subcontractor buyout processes, reviewing bids and negotiating pricing to maintain cost efficiency.

Participate in pre-construction meetings to provide cost analysis and feasibility recommendations.

Process & Documentation:

Develop internal budgets in Xactimate, transitioning financial tracking into our software system.

Run Internal T&M Reports in Xactimate to generate internal budget estimates.

Identify value engineering opportunities to maintain design integrity while optimizing project costs.
Ensure all estimates are detailed, well-documented, and aligned with construction standards and regulations.

Communication & Reporting:
Present project estimates to leadership, and project teams, ensuring clarity and transparency in pricing breakdowns.

Provide cost breakdowns, variance reports, and financial tracking insights throughout project phases.

Update and refine estimates based on project scope changes and real-time market data.

Qualifications & Experience:

8 years of experience in estimating for luxury residential construction, with a strong focus on high-end custom new construction and historic renovations.

Proficiency in Xactimate (experience in both client-facing and internal budgeting functions).

Strong understanding of historic renovations, coastal construction challenges, and luxury home building standards.

Experience in reviewing and interpreting architectural concepts, drawings, engineering reports, and site conditions.

Knowledge of local building codes, permitting requirements, and high-end construction materials.

Strong negotiation skills for subcontractor and vendor pricing.

Ability to work collaboratively with internal architects, internal designers, and internal project managers and external subcontractors.

Detail-oriented with strong analytical and problem-solving skills.

Required Skills:
Extensive experience with Xactimate’s advanced features, including custom macros and reporting tools.

Background in Construction Project Management, cost engineering, financial modeling, and/or real estate development.

Proficiency in project management software.

Base salary of $100,000 to $110,000 per year, with the potential for additional incentives or bonuses based on project performance and company profitability.
