Description
The Maintenance Manager assists with the management of the daily operations of garages assigned in his portfolio. This position requires strong technical skills such as mechanical, electrical, plumbing, fire life safety systems, and administrative skills necessary to operate and maintain client properties. The primary focus of this position centers on providing high levels of customer service including on-site and on-call operational support. This position requires management of a Maintenance Mechanic, as well as management of vendor labor that services the site.
Key Responsibilities
- Manage the labor of all vendors that service their assigned site(s).
- Provide leadership and management of a maintenance mechanic.
- Assist with annual budgeting by securing maintenance proposals and forecasting expected expenses.
- Assist with regular inspections of garage levels, stairwells, and mechanical equipment to ensure fire safety compliance.
- Assist with coordination and oversight of essential tests such as generator and fire pump run tests, elevator phone checks, and fire sprinkler system inspections.
- Assist with the creation of maintenance schedules for critical systems including generators, fire sprinklers, and elevators.
- Respond to after-hours calls for trouble alarms, fire alarms, and power outages to ensure prompt resolution.
- Remain on site as needed for emergency after hours issues.
- Support property maintenance team, addressing customer service requests, assisting with construction projects, and ensuring event setups.
- Maintain documentation for fire safety systems and perform preventive maintenance tasks.
- Enforce towing policies and respond to emergencies as needed.
- Oversee coordination with external vendors and contractors to ensure work is performed safely and in accordance with standards.
- Develop and implement maintenance schedules and procedures to optimize building systems' performance and longevity.
- Analyze and troubleshoot complex technical issues related to building systems and equipment.
- Ensure compliance with building codes, regulations, and safety standards.
- Conduct regular training sessions for maintenance staff to enhance skills and knowledge.
