Concentric Corporation is currently seeking a talented Construction Development Manager for our client in the Omaha area.
Job Duties Include…
Construction and Development Oversight
- Manage time, budget, and quality, of assigned development projects.
- Participate in project planning to maximize asset value through thoughtful design and construction execution.
- Assist in the development and approval of Development Budgets, by implementing company-approved construction budgets and standard operating procedures.
- Manage architects, engineers, consultants, specialty, and general contractors.
- Participate in contract administration efforts, including drafting, tracking, and monitoring compliance.
Bidding and Contracting
- Develop RFPs/RFQs for design and construction services.
- Develop bid procedures and perform bid analysis to ensure accurate and comparable scopes of work.
- Negotiate, draft, and administrate contracts.
Scheduling and Compliance
- Develop and manage project schedules to meet internal and external deadlines.
- Monitor compliance with building codes, safety regulations, and municipal requirements.
- Participate in predevelopment due diligence and jurisdictional coordination.
Budgeting and Financial Oversight
- Assist in preparing and managing construction budgets, including proforma inputs.
- Review and approve contractor pay applications and change orders within delegated authority.
Vendor and Site Coordination
- Support vendor selection and manage relationships to ensure quality, schedule, and cost objectives are met.
- Serve as a primary point of contact for contractors, vendors, and consultants on assigned projects.
- Communicate regularly with site managers and oversee daily construction activity updates.
Cost Estimating and Risk Management
- Contribute to identifying potential areas for cost savings and scope refinement.
- Participate in managing insurance claims as needed.
Qualifications
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field.
- Minimum 3–5 years of experience in real estate development or construction project management.
- Strong knowledge of construction methods, budgeting, scheduling, and contract negotiation.
- Ability to read and interpret architectural and engineering plans and specifications.
- Proficient in construction management software (e.g., Procore, MS Project, Bluebeam, or similar).
- Excellent communication, organization, and problem-solving skills.
- Collaborative, detail-oriented, and results-driven mindset.
