Position Summary
The Director of Maintenance and Environmental Services , in accordance with established policies and procedures, is responsible for overseeing the care and maintenance of all aspects of the physical facility; including maintaining an effective preventative maintenance program; the hiring, training and supervising of all plant personnel; the coordination of life safety and security programs; the procuring of supplies, material and equipment, and assisting with budge preparation and operating within budgetary guidelines. All duties are performed in compliance with federal and state laws and regulations and local ordinances.
Qualifications:
1. Maintains the emergency power generating equipment along with all fire and life safety equipment, and logs or records/manuals for life safety.
2. Maintains equipment, building, utilities and grounds with an adequate preventative maintenance program. Arranges for maintenance contracts as necessary.
3. Ensures all equipment and systems function properly and safely. Ensures compliance with federal and state laws and regulations and local ordinances.
4. Advises and consults with the CEO on maintenance and repair needs concerning the building, equipment and grounds.
5. Coordinates and supervises painting and refurbishing efforts as needed. Supervises the performance of landscaping, maintenance, transportation and security personnel through inspections and other quality assurance procedures. Responsible for the coordination of fertilization, tree trimming and bed maintenance contracts.
6. Provides residents and staff with a timely and effective work order repair system. Responds to residents’ plant-related concerns by telephone or by letter. Prioritizes work orders.
7. Participates in the planning of the annual departmental budget, responsible to maintain all expenditures for department to remain within budget allowances, reviews monthly operating statement for accuracy and explains variances to budge.
8. Responsible to select, train, evaluate and discipline all staff in the plant, grounds, security and transportation areas. Makes recommendations for staffing patterns and wage scale for the plant department. Plans and initiates staff training in emergency preparedness, life safety, personal protective equipment, OSHA mandated training, and other required training. Monitors infection control guidelines within the department.
9. Develops and maintains an effective transportation department. Maintains vehicle fleet and coordinates activities of the bus driver(s).
10. Implements established emergency policies and procedures. Responds to emergency service calls. Prepares and maintains required records, reports, analyses and studies.
11. Reviews and analyzes quality control, maintenance and operational reports to determine cause of nonconformity with product specification, and operating or production problems.
12. In conjunction with other management personnel participates in community safety program. Serves as “Fire Safety Coordinator” for the community.
13. Develops and maintains landscaping and is responsible for coordination of fertilization, tree trimming and bed maintenance contracts.
14. Assists with hands-on repairs and other duties as needed.
15. Commits to high ethical standards and complies with the Code of Conduct, state and federal regulations, accreditation standards and Concordia policies and procedures. Maintains confidentiality of resident and employee records and information. Has a duty to report compliance concerns, significant legal risk questions, fraud, abuse, suspected or actual misconduct to a supervisor/manager or to the Corporate Compliance Officer.

- High School education required with thorough knowledge of plant operations and engineering.
- Bachelor degree in engineering or related field preferred.
- At least five (5) years experience in plant engineering and/or trades such as plumbing, electrical, painting, carpentry, refrigeration, ground maintenance, masonry or maintenance.
- Three (3) years supervisory experience preferred
- Ability to read, and interpret general business periodicals, or governmental regulations. Ability to read blueprints and mechanical drawings. Ability to write reports, business correspondence and procedure manuals.
- Ability to effectively communicate with and respond to questions from groups of managers, clients, and the general public.
- Previous experience in the health care field and/or with an elderly population preferred.
- Knowledge of fire safety and MSDS training also preferred.
