Summary of Responsibility:
The Property Manager oversees the day-to-day operations of the assigned property(ies) by implementing policies, procedures, and practices that enable the property(ies) to meet sales requirements, collect rent payments, maintain low delinquencies, ensure maintenance projects are completed, and ensure communities are maintained at a high level of care; all to ensure excellent support and service to the residents and growth and stability of the company.

Essential Duties:
- Must adhere to company guidelines.
- Process new applications, re-certifications and provide required information to compliance monitors for review before final approvals are made.
- Ensures compliance policies and procedures according to tax credit guidelines are followed and adhered to at all times
- Ensures the office is promptly opened and securely closed each working day and ensures the property’s and office’s cleanliness, bringing life to the office.
- Ensures all phone and email messages are checked and responded to timely.
- Handles rent collections, documentation collections, and ensures accuracy for the property(ies) assigned.
- Ensures the mail and the rent drop box are checked daily.
- Ensure delinquencies are managed to a goal of 10%, with an ultimate goal of under 5%.
- Accepts and processes prospective resident applications.
- Conduct move-ins and outs, ensuring accuracy and compliance with designated programs and policy/procedure.
- Ensure all Fair Housing rules and regulations are understood and are being followed.
- Ensure that proper training, equipment, and materials are available for staff use as needed.
- Ensure that maintenance requests are completed in a reasonable timeframe.
- Communicate with leadership, housing authorities, and outside clients as needed.
- Schedule and complete assigned projects.
- Supervises all landscaping, lawn care and vendor work.
- Continuously analyze maintenance, administrative, and other expenses to maximize profits while reducing expenses.
- Any other tasks as assigned by the employee’s supervisor/manager and/or in accordance with business needs.
- Positively represent the company to residents, clients, partners, and employees as a critical company ambassador.
- Committed to high resident satisfaction, resolving guest concerns with a professional manager and escalating to the Area Manager or Regional Director when needed.
- Manage maintenance staff and ensure maintenance issues are addressed promptly.
- Regularly inspect the community, ensuring the highest standards are maintained; evaluate maintenance, grounds, and all areas of operations; ensure residents are following the park rules, the community is kept clean, and ensure residents keep their respective properties clean.
- Regularly walk and inspect the grounds of properties.
- Inspect vacant units/homes regularly.
- Regular reporting to the upper management team.
- Ensure all resident documents are executed timely and accurately for all residents.
- Reporting as requested through Yardi software to include, but not limited to a) Google Apps b) Windows c) Rent Café d) etc.
- Effectively communicate with everyone in the organization and with external partners, both verbally and in writing.
- Employee shall devote all of his/her working time, attention, knowledge, and skills to Employer's business interests and shall do so in good faith, with best efforts, and to the reasonable satisfaction of the Employer.
- Will need to take after-hours emergency calls and respond accordingly if necessary.
- Maintains regular and predictable attendance.
- Employee shall also perform such other duties as are customarily performed by other persons in similar positions, as well as such other duties as may be assigned from time to time by the Employer.

Education, Experience, Licensure/Certification, Age Requirement:
- High school diploma or equivalent required. Trade school or military training is preferred.
- Experience: 2 years of housing, administrative, LIHTC, HOME, HTF, or other business experience
- High level of professionalism and enthusiasm, as well as an evident customer service attitude.
- Ability to manage multiple tasks concurrently.
- Strong interpersonal, communication, organizational, problem-solving, and time-management skills.
- Physical Abilities: Ability to be exposed to the elements, ability to: lift, pull, push, bend (up to 50 pounds), ability to walk across a multitude of surfaces, exposure to basic household chemicals with occasional need for PPE due to construction chemicals or higher-level chemicals being used.
- Interpersonal Abilities: Leadership, teamwork, integrity, communication skills, critical thinking skills, ability to understand financial and staffing documents.
Physical Demands/Working Conditions/Environment:
- Must be able to work 5 days per week M-F,
- Capable of working up to 8 hours a day, with occasional longer days if needed to meet a potential resident after scheduled hours.
- Capable of taking after-hours and weekend emergency calls and responding accordingly.
- Capable of pushing, pulling, or lifting up to 50 lbs.
- Occasionally required to climb, kneel, crouch, bend, or crawl.
- Additional physical demands include: being outside/walking across communities in various weather conditions, on foot for an extended period of time, walking up and down stairs, climbing ladder.
