Position Overview:
We are seeking a dynamic and driven Community Manager to lead and oversee the daily operations of our luxury property. The Community Manager plays a pivotal role in ensuring the optimal performance of the property through effective management, marketing, and customer service. This position will be responsible for maintaining high occupancy levels, controlling operational costs, and enhancing the resident experience in a luxury property located in the heart of Downtown, Chicago. We're looking for not just a leasing and sales expert but a team member that lives and breathes property management.
Key Responsibilities:
- Operational Leadership: Optimize net operating income (NOI) through efficient cost control and budget management.
- Marketing & Leasing: Develop and implement effective marketing plans to maintain high occupancy levels. Stay up-to-date with market conditions and competitive pricing strategies.
- Team Development: Lead and mentor an on-site team, ensuring consistent staff training, development, and performance management.
- Resident Experience: Provide exceptional service to residents, addressing their concerns and fostering a sense of community.
- Safety & Compliance: Ensure the community's safety, security, and compliance with all relevant laws and regulations. Oversee property inspections and enforce operational standards.
- Vendor Management: Schedule and coordinate vendor services to ensure units are move-in ready and maintain property cleanliness. Maintains unit renovation schedule in conjunction with Maintenance Supervisor.
- Reporting & Analysis: Submit timely operational and financial reports to the Regional Manager. Analyze market trends and conduct market surveys to inform business decisions, including maintaining expert bill pays, accruals, reclasses, and variance reports.
Essential Skills & Qualifications:
- Leadership & Communication: Strong leadership skills with the ability to motivate and develop a high-performing team. Excellent communication and interpersonal skills to effectively manage residents, vendors, and staff.
- Time Management & Organization: Strong administrative, organizational, and time-management skills, with the ability to handle multiple priorities.
- Sales & Customer Service: A strong sales background with the ability to close leases and a customer-focused mindset.
- Problem-Solving: Ability to handle high-pressure situations and resolve issues quickly and professionally.
- Industry Knowledge: In-depth knowledge of property management, state fair housing laws, and industry standards.
- Technology Proficiency: Intermediate knowledge of MS Word, Excel, Outlook, and property management software (e.g., Yardi, Voyager, LRO, Entrata).
Physical Demands:
- Regularly required to sit, stand, walk, talk, hear, and use hands and arms for extended periods.
- Occasional climbing and ability to detect auditory and visual alarms.
- Ability to work at a computer and on the phone for extended periods.
- Availability to work flexible hours, including evenings, weekends, and holidays as required.
Educational & Professional Requirements:
- Education: High school diploma or equivalent required.
- Certifications: CPM, CAM, RMP, or CMCA certifications are preferred, but not required.
- Experience: At least two years of experience as a Community Manager in the multifamily industry in a downtown market.
