Job Overview:
A leading property management company is seeking an experienced Maintenance Supervisor to oversee the maintenance operations of a mixed-use, multi-family apartment complex. The Maintenance Supervisor will be responsible for ensuring the physical integrity of the property, supervising a maintenance team, and maintaining the overall condition of the community. This role includes a variety of tasks, from routine maintenance to vendor management, aimed at promoting resident satisfaction and the effective functioning of the property’s systems and facilities.
Key Responsibilities:
- Supervise, assign tasks to, and evaluate maintenance staff and vendors.
- Conduct routine inspections and safety checks throughout the property.
- Develop and implement preventive and regular maintenance schedules.
- Oversee inventory management, ordering equipment and materials as necessary.
- Perform and coordinate repairs in plumbing, HVAC, electrical, carpentry, and other systems.
- Review and prioritize resident repair requests and manage after-hours emergency coverage.
- Prepare market-ready apartments with tasks such as painting, drywall, flooring, and general repairs.
- Ensure the overall appearance and safety of common areas, including grounds, exteriors, and amenities.
- Manage relationships with contractors and service providers, including obtaining bids and overseeing work.
- Maintain accurate time, production, and maintenance records.
- Comply with health and safety regulations and company policies.
- Monitor electrical and hydraulic systems to ensure operational efficiency.
Skills & Qualifications:
- Proven experience in maintenance management, particularly in multi-family or mixed-use properties.
- Strong knowledge of plumbing, HVAC systems, electrical systems, and general carpentry.
- Familiarity with property management software and Microsoft Office Suite.
- Ability to plan and manage maintenance operations efficiently.
- Excellent communication, organizational, and leadership skills.
- Capable of working under pressure with attention to detail and problem-solving skills.
- Physical ability to perform a variety of tasks, including lifting, climbing ladders, and working in various environments.
- Ability to maintain a professional appearance and work effectively with residents and team members.
Additional Responsibilities:
- Oversee and manage vendor contracts, maintenance schedules, and inventory.
- Ensure the property maintains excellent curb appeal and safety standards.
- Perform on-call emergency work as needed, including evening and weekend hours.

Pay: $60,000.00 - $75,000.00 per year
