A well-established property management company is seeking a skilled and dedicated Property Manager to oversee the day-to-day operations of a residential property. The ideal candidate will be responsible for managing property rentals, marketing, tenant relations, and maintenance activities. This role requires a proactive leader who can direct and support property staff while ensuring the property is well-maintained and tenant needs are met. The successful candidate will possess strong communication and organizational skills, have the ability to handle high-pressure situations, and be capable of developing and mentoring team members.
Key Responsibilities:
- Oversee and manage all operations at the community, including rent collection, resident relations, leasing, and maintenance.
- Manage payroll processes and control overtime to align with budgetary goals.
- Collaborate with the maintenance team to ensure timely completion of service requests and turnover of vacant units.
- Interview, train, and mentor new team members, fostering growth and development opportunities.
- Complete and submit weekly property performance reports.
- Conduct regular property inspections to ensure safety, cleanliness, and compliance with company standards.
- Review financial statements for accuracy and provide recommendations to improve performance.
- Implement and enforce company policies and procedures as needed.
- Review and process resident applications, ensuring all approvals and denials comply with established criteria.
- Oversee and assist with the delinquency and eviction processes as necessary.
- Maintain accurate records of resident interactions, leasing activities, and service requests within the property management system.
- Stay updated on local market conditions and trends to maintain competitive pricing and occupancy rates.
- Address and resolve resident complaints promptly and professionally.
- Participate in planned resident activities to foster a sense of community.
- Assist with special projects and perform additional duties as assigned.
Qualifications:
- High school diploma or equivalent required; an associate degree is preferred.
- Minimum of 3 years of property management experience, with a focus on residential communities.
- Strong customer service background and ability to handle sensitive situations with professionalism.
- Experience using property management software (e.g., Yardi, OneSite) is a plus.
- Proficiency in Microsoft Office Suite.
- Proven ability to lead, train, and motivate staff.
- Excellent communication and interpersonal skills.
- Valid driver's license and reliable transportation.
