Job Summary:
The Property Manager is accountable for the overall operations of their assigned property. Their primary responsibilities include effectively supervising, managing, and coordinating personnel, activities, and resources to achieve the property owner’s goals. These goals encompass maximizing occupancy, revenue, and property values; monitoring expenses; and ensuring compliance with industry standards. Additionally, the Property Manager ensures that all properties adhere to company policies and procedures, reporting directly to the Director of Property Management.
Key Responsibilities:
- Conduct all operations in alignment with company policies, Fair Housing regulations, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other relevant laws.
- Inspect common areas and buildings to assess and maintain the property’s appearance, cleanliness, maintenance, attractiveness, and safety.
- Ensure budget compliance.
- Manage all aspects of property operations, including leasing, maintenance, and tenant relations.
- Schedule appointments, show apartments, evaluate potential residents, and maintain high occupancy rates.
- Utilize AppFolio property management software for tracking leases, tenant communications, and all property management tasks.
- Manage applicant processing to ensure quick turnover of vacant apartments while adhering to selection criteria.
- Facilitate smooth move-ins for new residents and complete move-in inspection forms.
- Ensure proper move-outs for departing residents, including final account statements and collections paperwork.
- Analyze processes and procedures to maximize efficiency.
- Foster positive relationships with current and prospective residents.
- Implement policies to address resident concerns, such as service requests and noise complaints.
- Supervise community staff, including performance management and timekeeping.
- Maintain regular communication with your District Manager and Regional Manager regarding community needs.
- Collaborate with the accounting department to ensure compliance with financial policies and enhance cash flow and profitability.
- Enforce lease terms and adhere to government rules and regulations, including Fair Housing laws, safety standards, and local ordinances.
- Build and maintain positive relationships with tenants, contractors, and local community groups.
- Conduct evictions with the Attorney, utility shut-offs, and landlord liens as necessary for delinquent rents.
- Maintain ongoing communication with vendors and contractors regarding scheduling, billing, and insurance documentation.
- Ensure timely and efficient completion and filing of reports, including traffic and availability reports, lease renewals, and delinquency reports.
- Address day-to-day resident issues, including maintenance, parking, rent, and security concerns etc.
- Communicate essential information to residents through well-written and professional notices.
- Perform other duties as assigned by your supervisor or leadership team.
- Continuously adapt and innovate to improve efficiency and profitability in a dynamic environment.
What You Will Need

- A solid understanding of Net Operating Income (NOI) and cash flow.
- Experience in property financial analysis, with the ability to read and comprehend financial reports.

Education and Experience:
- A minimum of four (4) years of management experience in residential property management.
- Ability to manage multiple tasks and prioritize effectively.
- Proven ability to perform well in a fast-paced environment while adapting to changing priorities and demands.
- Experience with AppFolio is preferred.
- Required- Travel: Occasionally/Weekly travel with personal vehicle to and from the properties.
- Experience with Google Suite preferred.
Physical Demands:
- Ability to lift items up to 25 pounds, climb stairs, walk the property, and stand or sit for extended periods.
Work Environment:
- Position involves occasional stress due to deadlines and resident interactions. Exposure to various weather conditions and noise levels is common.
Reporting Structure:
- The Property Manager reports directly to the Director of Property Management and collaborates closely with the maintenance team and other staff members.
Compensation/Benefits:
- $50,000-$60,000 per year,
- Mileage Reimbursement per standard mileage rate set by the Internal Revenue Service.
