What are the responsibilities and job description for the Residential Project Manager (Spanish preferred) position at Confidential?
We are a fast growing construction company with project managers, estimators, and salespeople. We are looking to grow with a project manager to focus on on south and far west jobs, mainly Akron, Canton, and Colombia station area. Bi-lingual (Spanish and English required) preferred. Must be highly experienced as a project manager and. self-motivated.
You will work on our client jobs and flips. You will oversee 4-6 crews made up of roughly 20 people. You will be overseeing several jobs at a given time. These could be 4 month jobs, or 3 day long jobs.
This is a fast-paced and often an intense role that requires a proactive & reactive response to home rehabs and constant issues that arise. Realistically, you will need to take some calls/texts at nights and weekends (for materials and issues) when items come up and on rare occasion, do a weekend site visit. You will be responsible for driving most of the day around to our different projects. You will have to deliver materials along with a dedicated material runner.
Job Responsibilities:
- Oversee up to 20 existing remodeling contractors and subcontractors
- Helping to recruit, call, vet new potential contractors
- Drive around and spend time with crews and comment on decencies and areas for improvement .
- Conduct inspections for new home purchases
- Ensure jobs are getting completed on time and in workmanlike manner. Must be up to speed or willing to get up to speed on local plumbing, electric, building codes when needed.
- Review and approve all employee hours
- Process payments and track project budgets over time
- Maintain a strong attention to detail, ensuring that all homes are 100.00% complete and all punch list items are addressed.
- Drive to multiple project sites daily, providing on-site supervision and support. You will be driving or on sites 30 hours a week.
- Communicate effectively and build relationships with subcontractors, managing their performance and resolving issues as they arise.
- Manage Demonstrate management skills by overseeing a team of 10 individuals direct reports and , including direct reports and contractors.
- Bilingual candidates (Spanish and English) required.
Position Requirements:
- Minimum of 10 years of relevant construction experience, including over 8 years in a direct management capacity.
- Familiarity with construction and project management software is encouraged.
- Strong leadership and communication skills, with the ability to effectively interact with clients, subcontractors, and team members.
- Exceptional problem-solving abilities and attention to detail.
- Excellent organizational skills, allowing for efficient project coordination and successful completion.
- Positive and sociable disposition, capable of working well within a team.
- Motivated and action-oriented mindset with a commitment to ongoing growth and development.
- Uphold qualities of integrity, honesty, and transparency in all interactions.
- Valid driver's license, reliable transportation, and a high school diploma or G.E.D. minimum.
- Willingness to work 40-50 hours per week when necessary.
- Willingness to occasionally do small tasks on homes like changing locks or reprogramming garage doors.
- Wilinessness to drive around to various sites nonstop for most of your day Monday-Friday.
- Ability to lift a minimum of 50-80 pounds.
