Summary

Job Description

Supervision of orientation for apartment turnovers, inspections, communication with the management office on schedules, meetings, and projects. Supervise and designate daily and weekly routines. Prepare maintenance paperwork, budgets, updates and forecasts, and 7-year plans.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  • Directs the routine apartment maintenance, coordination of turnover, manages long-term preventive maintenance.
  • Update handi-track/key-track/lock changes
  • Keeps management informed of day-to-day routines
  • Schedules staff meetings/safety meetings
  • Delegates work orders
  • Responsible for the upkeep of the office, model, and common areas
  • Ordering all materials needed for stock and managing inventory
  • Prepare a working budget with the Property Manager
  • Gather bids on projects for budget preparation
  • Overtime hour supervision/control
  • Interact with residents and staff
  • Evaluate maintenance staff on an annual basis
  • Must have leadership qualities
  • Must carry pager when required and attend to emergency calls
  • Requires computer knowledge related to maintenance programs such as record keeping, budget, site requirements, renovations, capital expense control.
  • On-call, overtime, after hours, and weekend work hours required as needed
  • Assists at other company sites as requested
  • Perform additional assignments as directed

Supervisory Responsibilities

Directly supervises employees in the Maintenance Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

EDUCATION And/or EXPERIENCE

Four-year college or university program certificate; or five years related experience and/or training; or equivalent combination of education and experience.

Language Skills

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization.

Mathematical Skills

Ability to add, subtract, multiply, and divide into all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

REASONING ABILITY

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Type I & Type II AC certification

CPO (certified pool operator)

While performing the duties of this job, the employee is frequently exposed to moving mechanical parts and outside weather conditions. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; toxic or caustic chemicals; extreme cold; extreme heat; risk of electrical shock; and vibration. The noise level in the work environment is usually loud.

The expected compensation for this role is $27-$30 per hour. The actual compensation will fall within this range and is dependent on experience. This role is eligible for additional compensation in the form of quarterly bonuses based on performance.
