JOB SUMMARY:
Connecticut Housing Partners seeks an experienced HUD Housing Counselor to join our Mortgage Readiness Program.
The HUD Housing Counselor will work one-on-one with clients, providing personalized and confidential support throughout their journey to homeownership. The incumbent’s primary focus is on preparing clients for mortgage readiness within 90 days, collaborating closely with our approved lenders to help families achieve homeownership.
The ideal candidate will have at least 3 years of experience in housing counseling or mortgage lending and must become HUD-certified within 30 days of their start date.
ESSENTIAL DUTIES:
1. Conduct individual housing counseling sessions, including credit analysis, budgeting, and homebuyer education.
2. Meets with and interviews families to understand their lending needs.
3. Educates the families about the differences between approval requirements of various types of mortgages; prepares and presents a lending package based on client specifications.
4. Assists families with completion of mortgage applications, inspecting completed documents for accuracy and thoroughness.
5. Assist the families with the loan applications, gathering of credit histories and reports, and assessing applicants’ capacity to repay and default risk.
6. Maintains knowledge of trends and developments in the local real estate market; current and predicted lending rates; and changes in rules, regulations, and best practices of various mortgages.
7. Develops and maintains contacts with local realtors, developers, and builders to promote and encourage the use of bank services for residential mortgages.
8. Develop personalized action plans to ensure mortgage readiness within 90 days of enrollment.
9. Work closely with approved lenders to facilitate pre-approvals and streamline loan application processes.
10. Identify and address both financial and emotional barriers to homeownership, such as credit challenges or emotional spending habits.
11. Track client progress, maintain accurate records, and report key metrics to the CEO.
12. Host or participate in seminars and workshops in communities to provide group education.
13. The ability to sign up candidates and utilize in person and Zoom training platforms.
KNOWLEDGE, SKILLS AND ABILITIES:
· Strong knowledge of HUD guidelines, credit repair, budgeting, and financial literacy principles.
· Proven ability to develop tailored action plans and manage multiple client cases independently.
· Excellent interpersonal and communication skills, with a talent for building trust and rapport.
· Excellent organizational skills and attention to detail.
· Thorough understanding of Federal Housing Authority (FHA), Veterans Affairs (VA), Federal National Mortgage (Fannie Mae), and other types of construction and conventional loans.
· Problem-solving skills to navigate non-traditional barriers to homeownership.
· Proficiency in virtual communication tools and client management software.
· Passionate about closing the wealth gap and promoting generational wealth through real estate.
· Proficient with Microsoft Office Suite or related software.
· Valid Connecticut Driver’s License.
EDUCATION AND EXPERIENCE:
Bachelor’s degree in Finance or Business Administration required.
One to three years of prior experience in lending or related field preferred.
Minimum of 3 years of experience in housing counseling or mortgage lending.
Must be HUD-certified.

Pay: $50,000.00 - $63,000.00 per year
