Maintenance Lead - SeaTac Airport Rental Car Facility
Conrac Solutions seeks a Maintenance Lead to support us in overseeing and managing the consolidated rental car facility at the SeaTac Airport. Conrac Solutions strategically partners with industry to manage consolidated rental car facilities at airports across the country. Our buildings house the sophisticated rental car companies’ operations, these operations include but are not limited to car washes, fueling stations, garbage services, water reclaim systems, etc.
In this role, you will support facility operations and directing maintenance staff and vendors to ensure process are clearly defined and effectively implemented to support a safe and operable facility. The Maintenance Lead trains and instructs the on-site maintenance staff and participates in the diagnosis of problems and repairs in areas such as HVAC, electrical, plumbing, and other areas as needed. Please note this a FT Regular position located at the rental car facility near the SeaTac Airport.
ESSENTIAL FUNCTIONS
- Lead maintenance initiatives onsite, including programing, planning, and executing on facility systems maintenance and repair.
- Inspect facility and equipment to determine need and extent of service, equipment required, and type and number of operation and maintenance personnel or vendors needed.
- Ensure work completed by staff and/or contractors has been completed satisfactorily. Provide feedback, set expectations, follow up on deficiencies.
- Troubleshoot failed equipment and provide recommended repair methods.
- Assist in minor repairs on general facility equipment and systems (i.e. electrical, plumbing, doors, gate systems, HVAC, conveyance, vacuum systems, etc.).
- Perform preventive and corrective maintenance on car wash systems as needed.
- Coordinate and manage major repairs and project work with vendors.
- Train and mentor Maintenance Technicians as needed.
- Ensure the facility is safe, in good repair, and attractive.
- Assist with operations and ensuring the facility is in compliance with all regulations.
- Respond to all repair requests and maintenance concerns from RAC’s.
- Foster positive communications and relationship with tenants, owners, and building staff.
- Coordinate with team to assist in the preparation of the annual maintenance budget.
- Respond appropriately to urgent, emergency, or after-hour issues as they arise.
- Track work performed through a computer maintenance management system (CMMS).
- Use organizational skills to keep work areas, parts inventory, and tools neat and accountable.
- Manage onsite car wash parts inventory.
- Other duties as assigned.
QUALIFICATIONS
- Certification or Degree in Maintenance Management or similar field, or equivalent experience preferred. May be substituted with High School Diploma and 4 years of experience in a similar maintenance management role.
- Two years of experience of related industry maintenance work.
- Comprehensive knowledge of facility equipment and facility maintenance programs and procedures.
- Strong knowledge of safety principles and practices.
- Considerable knowledge of PC operations and software are required. Proficient typing skills are also required.
