We are currently hiring an Associate District Property Manager to support our expanding operations. This role offers a 4-day in-office workweek, with half-day Fridays from home, providing flexibility while maintaining strong team collaboration.
Cook Properties is New York State’s largest owner and operator of manufactured housing communities, managing 100 communities with 7,000 home sites. Our diverse portfolio also includes 200,000 square feet of commercial, retail, and office space, along with 2,000 self-storage units.
Responsibilities
As an Associate District Property Manager, you will:
- Serve as the first point of contact, answering phone calls, assisting residents, and returning voicemails promptly.
- Enter and track service requests, coordinating scheduling alongside the Service Coordinator.
- Maintain accurate documentation of all tenant interactions in the company database.
- Upload and manage documents within the company system.
- Send out blast email communications as needed.
- Set up tenant accounts and ensure all necessary paperwork is completed.
- Handle in-park home sales, from application to lease execution.
- Process water meter readings, ensuring accuracy before billing via email and mail.
- Generate and distribute monthly rent and water statements.
- Conduct lease audits, ensuring timely distribution, accurate recurring charges, and proper setup for billing.
- Track lease expirations and synchronize community schedules.
- Manage and enforce lease violations, ensuring compliance.
- Oversee collections and assist in managing delinquencies.
- Support the District Manager with ongoing projects.
- Perform other related duties as assigned.

Qualifications
We’re looking for someone who has:
- A high school diploma or equivalent.
- 1-2 years of experience in property management, real estate, or a related field.
- Strong organizational and time-management skills to efficiently handle multiple tasks.
- Effective verbal and written communication skills to interact with tenants and team members.
- Experience with property management software (Rent Manager) and Microsoft Office is preferred.
