Job Summary
Cook Residential is looking for enthusiastic people with a minimum of 5 years residential production building experience and proven supervisory or management experience to be a part of our Team. This position requires excellent communication skills with a focus on customer service. The superintendent’s primary responsibility is to manage all functions of the job site as it relates to assigned builds and sub-division, while providing excellent customer service. The Superintendent will manage the construction of multiple homes from permit to closing by scheduling and supervising job site subcontractors, inspections, and homeowner walk-throughs, while maintaining company set safety standards and quality control guidelines.
Duties include but are not limited to:
· Planning, scheduling, implementation, and coordination of quality-built homes from development through final construction on time, at set standards, and within budget.
· Selections, coordination, oversight and management of people, materials, budgets, schedules, and contracts.
· Directing, monitoring, and reporting on the progress of multiple single family or multi-family buildings.
· Responsible for overseeing and maintaining BMP’s.
· Superintendent must have or obtain a level 1A NPDES Blue Card
· Oversee the scheduling, delivery and use of materials, the quality of construction, worker productivity and compliance with building/safety codes.
· Supervise and approve trades work daily
· Ensure all work is incompliance with all regulatory codes
· Maintaining safe, clean, and compliant job sites by implementing safety requirements and good housekeeping regulations, enforcing safe work habits, observing OSHA requirements and any state-level agencies’ regulations.
· Understanding contracts, plans, construction methods and regulations.
· Be knowledgeable of budgets and actual construction costs to assist managers in foreseeing cost overruns to make corrections to minimize loss.
· Negotiate to receive the lowest price for all VPO work related items
· Preparing daily, weekly, monthly, and quarterly reports.
· Communicates with trade partners daily
· Scheduling and managing subcontractors and sub-contractor relationships to build homes on schedule, with quality, within budget and to meet established closing dates.
· Daily schedule updates in Builder Trend
· Update daily logs everyday on Builder Trend with pictures
· Confirm homes are ready for QC walk and all items are complete prior to homeowner walk
· Complete homes and all customers walk through items prior to closing.
· Conduct pre-construction, grading, pre-closing, and final closing walks with home buyers, sales agents, and Director of Construction.
· Ability to establish good working relationships with a variety of people, including inspectors, upper management, designers, sales, trades, vendors, and customers.
· Building a rapport and maintaining customer satisfaction with our clients during the buying/building process.
· Motivating building partners to perform at a high level of competency and quality and report to Director of Construction on trade partners’ results.
· Managing time effectively, multi-tasking and prioritizing to meet established goals and deadlines.
· Being decisive, yet flexible and can work well under pressure when faced with unexpected situations or delays in a fast-paced environment.
· Paying attention to detail and being persistent with follow up.
· Maintaining a strong sense of urgency.
· Executing company policies and enforcing uniformity of construction methods to ensure compliance with quality standards.
Qualifications:
· Five years minimum experience in residential production home construction
· High school diploma or GED preferred, but will accept equivalent work experience
· Basic skills in Microsoft Office
· Computer proficiency required to handle job costing, communication with vendors and trades
· Familiar with Builder Trend, Procore or equal
· Valid driver’s license
· High degree of construction knowledge and management skills
· Good writing and math skills
· Detail oriented
· Must possess the ability to supervise people effectively at all levels
· Can analyze and resolve problems
· Have excellent organizational, leadership and communication skills
· Have knowledge of modern Construction Practices and Terminology
· Have the ability to read and understand blueprints and construction documents.
· Have the willingness to work additional hours as necessary to meet business needs
Job requires extended periods of standing, walking, and physical lifting of material.
Salary : $85,000 - $95,000
