Apartment Maintenance

Job Summary:

Performs various maintenance duties necessary to maintain and enhance the value of the community. Handles service request for repairs and improvements of occupied units and preparing vacant units to a market-ready status. Works as a team participant along with the staff. Performs on-call emergency service as required.

Job Qualifications:

Minimum Experience: 1 Year experience in apartment maintenance or a related field.

Minimum Field of Expertise: Hands-on technical work experience in the areas of plumbing, electrical, carpentry, painting, etc. required.

Background check required

Job Accountabilities:

• Personnel– Maintains open communication with Property Manager and other staff.
• Administrative – Understand and complies with Fair Housing laws and standards. Promote and demonstrate safe work practices. Runs errands as necessary. May assist in special maintenance projects or capital improvements.
• Equipment– Must be able to use general maintenance equipment including but not limited to: hand tools, power tools, ladders, dollies, jacks, motors, pumps, compressors, blower equipment, augers, calipers, volt meters, testing meters, refrigerant recover units, landscaping equipment, vacuum pump and required safety equipment.

If the task requires tools that are not available, please consult with Property Manager for solution.

• Maintenance – Respond to resident service requests in a timely manner. Prepares or assists in preparing market-ready units in regards to painting, general repairs, appliance repairs, housekeeping, etc. Performs on-call emergency service as required. Works along with maintenance staff in maintaining common areas and keeping them free of trash and debris. Maintains or assists with pool maintenance year-round. Move heavy objects as requested.
• Quality Control - Inspects common areas, shops, storage, models and vacant units on a regular basis. Ensure the condition of the community is maintained according to company standards. Ensure service request are handled in a prompt, courteous and efficient manner.
• Profitability – Request purchases for supplies only as necessary through the Property Manager. Monitor inventory of parts and supplies and keep at appropriate levels. Conserves company resources.

Work Environment:

• Required to sit, walk property, reach with hands/arms, bend, lift, and climb. Required to lift light to heavy weights.
• Exposure to adverse conditions such as: extreme heat, extreme cold, wet/humid, outside weather conditions.
• Mobility and flexibility to use ladders to access and work in confined spaces or at heights in excess of nine feet.

Other:

• Must furnish your own vehicle and have the ability to drive safely.
• Valid driver’s license and good driving record.
• Proof of automobile insurance
• Position is subject to drug testing in accordance with applicable State and Federal regulations.
• This position may require that you work any day of the calendar week, including weekends, holidays and afterhours as needed. Work Hours and schedules to be determined on a property by property basis.
