Facility Operations Director

Job Description:

Cord Meyer Development Company is a 120-year-old Queens based owner/developer with assets throughout the NY metro area. We are seeking an experienced Facility Operations Director to join our team and contribute to our continued growth. The candidate will have senior management responsibilities and manage our building maintenance/operations and public safety teams.

Qualifications:

·        This position requires a minimum of 7-10 years commercial property operations experience, preferably in a senior management or supervisory role.

·        Strong written and verbal communication skills.

·        Contract negotiation skills.

·        Strong analytical skills and proficiency in creating Excel spreadsheets.

·        Operational proficiency and productivity processes.

·        Development of financial projections and budgeting.

·        Ability to work independently and prioritize tasks.

·        Strong leadership skills including ability to manage a maintenance staff.

·        Intimate knowledge of building systems

Responsibilities:

·        Analyze current procedures and work with executive team to create systems and processes to meet key initiatives.

·        Work intimately with internal and external groups to collaborate on reducing building operational costs and maximizing efficiency.

·        Strong knowledge of NYC and governmental regulations to mitigate risks and proactively schedule required capital improvements.

·        Manage internal reporting and approval process on preventive maintenance and capital improvements.

·        Manages operational contract payment and change order approval processes.

·        Provides weekly/monthly reporting to the executive team as requested.

·        Collaborate on project initiatives with internal leasing, development and construction groups

·        Work directly with human resources and middle management on staffing needs.

Additional Information:

·        Full Time / On-Site Position

·        Base Salary: $125,000 to $150,000

·        Eligible for an annual discretionary bonus
