Position Summary :
The Asset Manager II is a mid-level role based in San Jose, responsible for managing a portfolio of affordable housing properties across the Bay Area and Los Angeles. This role ensures that properties achieve optimal financial performance, operational excellence, and compliance with all regulatory requirements. The Asset Manager II works closely with property management teams, identifies opportunities for portfolio growth, and drives strategic initiatives to maximize value and impact.
Key Responsibilities :
Manage the financial, operational, and compliance aspects of a portfolio of affordable housing properties.
Analyze financial data, including operating statements, budget variances, and occupancy reports, and implement corrective action plans as needed.
Develop and execute strategies to improve property performance and maximize asset value.
Ensure compliance with federal, state, and local regulations, including HUD, HCD, and LIHTC requirements.
Perform regular site visits to ensure properties meet operational, aesthetic, and maintenance standards.
Partner with property management teams to resolve operational issues, enhance tenant satisfaction, and implement improvement plans.
Prepare and present comprehensive performance reports to the Director of Asset Management.
Contribute to the development and implementation of capital improvement plans and budgets.
Support property acquisitions and dispositions by conducting due diligence and financial analysis.
Mentor and support junior team members, fostering professional growth and expertise in affordable housing asset management.
Qualifications :
Education & Experience
Bachelors degree in Business Administration, Real Estate, Finance, or a related field.
Minimum of 5 years of experience in asset management, property management, or a related field in affordable housing with direct experience managing Permanent Supportive Housing (PSH) properties preferred.
Familiarity with PSH funding mechanisms, such as the No Place Like Home program or Continuum of Care grants, is a plus.
Proven track record in managing a portfolio of real estate assets in affordable housing.
Technical Skills
Proficient in financial analysis and property management software such as Yardi, MRI, and OneSite RealPage.
Financial analysis, property operations, and capital planning for real estate assets.
Strong knowledge of local, state, and federal affordable housing regulations and compliance requirements.
Strong analytical and problem-solving capabilities.
Soft Skills
Outstanding written and verbal communication skills.
Ability to manage multiple projects and meet tight deadlines.
Strong leadership and mentorship skills, with the ability to guide and support junior team members effectively.
