We partner with City, County and State agencies along with large well-known LIHTC investors. The principals have over 40 years of experience in real estate development and 25 years in affordable housing.
Position Summary : The Development Associate will support the development team in all aspects of affordable housing projects, from initial planning through completion. This role involves coordinating with various stakeholders, managing project timelines, and ensuring compliance with funding requirements. The Development Associate will play a crucial role in advancing the organizations mission to provide affordable housing solutions.
Key Responsibilities :
Project Management Support
- Assist in all phases of affordable housing development, including site selection, due diligence, design, financing, construction, and lease-up.
- Monitor project schedules, budgets, and milestones, ensuring timely completion of tasks.
- Oversee predevelopment activities, including surveys, appraisals, and environmental assessments.
Financial Analysis and Modeling :
Prepare and analyze financial models for proposed projects, including proformas, cash flow analysis, and return forecasts.Assist with securing project financing through grants, tax credits (e.g., LIHTC), loans, and other funding mechanisms.Stakeholder Coordination :
Coordinate with architects, contractors, legal teams, consultants, and other external partners.Liaise with government agencies to ensure compliance with zoning laws, building codes, and affordable housing regulations.Grant, Application, and Funding Support :
Prepare and submit funding applications for tax credits, subsidies, and other sources of project financing.Potential funding opportunities and maintain relationships with funding agencies.Assist in assembling RFQ / RFP responses.Ensure compliance with all funding requirements and regulations.Market Research and Site Analysis :
Conduct research on local real estate markets to identify opportunities for affordable housing development.Perform feasibility studies, including site evaluations and demographic analyses.Qualifications :
Education & Experience
Bachelors degree in Real Estate, Urban Planning, Business, Finance, or a related field.2-4 years of experience in real estate development, affordable housing, or a related field.Strong understanding of affordable housing finance, including tax credits and bonds.Technical Skills
Excellent project management and organizational skills.Proficiency in Microsoft Office, especially Excel, and experience with project management software.Knowledge of real estate finance and underwriting.Experience working with diverse stakeholders, including government agencies and community organizations.Familiarity with zoning and land-use planning processes.Soft Skills
Strong analytical and problem-solving skills.Excellent written and verbal communication skills.Ability to work collaboratively in a team environment.Commitment to Core Affordable s mission of providing affordable housing.Collaborate with cross-functional teams, such as Development, Construction, Asset Management and senior management, to achieve organizational goals.Preferred Skills :
