Position: Maintenance Operations Specialist Reports to: Business Manager

Accountability Objectives: The maintenance service staff’s basic function is to maintain and monitor the physical condition of the homes managed by CORE to ensure persons living in the homes are free from harm and that the homes remain in a condition to meet DODD Licensure Standards. The person in this position should have knowledge in a variety of areas including but not limited to: building codes, regulations, plumbing, electrical, heating, carpentry, basic building construction principles, and preventative maintenance. The person in this position should have the physical ability to perform lifting, bending, stooping, crouching, and reaching necessary to perform daily routine activities of the position.
Minimum Requirements: High school diploma/GED, valid Ohio Driver License with a good driving record, reliable transportation, auto insurance and ability to pass a background check.
Responsibilities:
- Visit each home on a routine basis (at least once a month)
- Repair all routine maintenance requests in a timely fashion
- Work through a repair request system
- Report to the office daily (in person or by phone) to receive repair requests and submit purchase orders for supplies
- Oversee outside maintenance vendors when needed
- Meet at least biweekly with Business Manager to update physical plant report
- Respond to emergency telephone calls in a timely fashion
- Coordinate and monitor snow removal and yard maintenance
- Inspect safety equipment (sprinklers, fire extinguishers, smoke detectors/carbon monoxide detectors, programmatic supplies) and perform and record results of safety tests and procedures
- Assist Business Manager as needed
- Move furniture and other large objects
- Move old files into storage facilities
- Lift up to 100 pounds
HOURS WORKED: This is a fulltime position. The maintenance service staff is responsible to carry out the duties and responsibilities of this position during scheduled shifts, including holidays and weekends. This position is on-call at all times to receive emergency calls.
Job Type: Full-time
Pay: $42,000.00 - $49,000.00 per year
