Job Summary:
CORE Realty Holdings Management, Inc. is seeking an experienced Regional Supervisor to lead our West Coast Division Multifamily properties in CO, TX, and OK! This position is remote with a base location in Denver, CO.
Be a visible representative of CRH Management, Inc. while increasing the net operating income of the company through supervision of a portfolio of residential communities in all areas of sales, management, performance, facility and budget.
Job Responsibilities and Duties
· Responsible for regular contact both inside and outside the company at all organization levels and involves considerable tact, discretion, and persuasion in order to obtain willing action and consent. Sometimes these negotiations involve difficult situations and require a well-developed sense of strategy and timing.
· Develop, implement and supervise a marketing plan for each asset to maximize traffic, and rental closing performance.
· Recruit, interview, train, supervise and assist on-site employees in all aspects of job.
· Responsible for the properties compliance to all policies and procedures.
· Assist in the development of an annual business plan for each property, providing projections for future income potential, expense planning and capital expenditures. Monitor expenses to adhere within business plan objectives.
· Supervise the overall physical appearance of the properties, which includes vendor management.
· Responsible for general administration of the facility, the personnel and resident customer satisfaction.
· Knowledge of market conditions and competition in each market and sub market to better manage asset profit potential.
· Will have management/supervisory responsibility for the Resident Manager, Assistant Manager, Business Manager, Manager-in-training, Leasing Director, Leasing Consultant, Maintenance Supervisor, Maintenance Technicians, porters, vendors, and any other personnel on the property.
· Accomplish all tasks as appropriately assigned or requested.
· Conform to all safety rules and use all appropriate safety and personal protection equipment as required.
· This position will be responsible for the overall property performance, training of the employees, net rents, rents collected, delinquency, creating and maintaining a budget, work and facility schedules, NOI, lease renewals, new sales and Incident Reports.
· The Regional Property Supervisor will be expected to operate effectively with a level of supervision that enables the Regional Property Supervisor to participate in determining objectives and approaches to assignments. They will plan, schedule and arrange their own activity in meeting objectives. Work will be reviewed upon completion for adequacy in meeting objectives.
Leadership Skills: Must be exhibited at a very high level of leadership that requires making and implementing difficult decisions relating to professional services delivered to employees and residents.
Communication Skills: Include an ability to read, analyze and interpret general business periodicals, professional journals, technical procedures or governmental regulations. Ability to write reports, business correspondence and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers and the general public.
Reasoning Skills: Must include an intermediate ability to define problems, collect data, establish facts, draw valid conclusions and react. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
Analytical Skills: Must include a high level of ability to gather relevant facts and use them to reach sound and logical conclusions pertaining to professional services delivered to all employees and residents.
Administrative Skills: Must include a high ability to plan, prioritize and budget to achieve satisfied customers and clients of CRH Management, Inc.
Math Skills: This position requires math skills with the ability to calculate figures and amounts, interest, commissions, proportions, percentages, area, circumference and volume. Ability to apply concepts of basic algebra and geometry.
Computer Skills: Should be at an intermediate level and include the use and knowledge of integrated computer systems, Yardi, spreadsheets, word processing and other business-related software.
Effective Skills: Require the assessment, delivery, management, and evaluation of all contracted services.
· Business Development will include supporting business development activities by presenting new marketing concepts and target markets.
· Must be able to maintain a high level of research ability in order to source relevant information, data, authorities and resources to meet the needs of the organization and properties.
Decision Making: Will be required with the ability to make timely, relevant choices and judgments in delivering professional services to the staff, vendors and residents.
High Networking Skills: Must exhibit a level of proficiency to establish and build relationships with clients and staff relevant to generating/retaining sales, business and revenue.
Additional Requirements:
Must have a valid and current driver’s license.
Physical/Weight Requirements
A Regional Property Supervisor must be able to comfortably stand, walk, sit, talk, hear and see with reasonable accommodation. The employee must occasionally lift and/or move up to 25 pounds with assistance.
Work Environment
A Regional Property Supervisor will be required to work in the following work conditions: standard office environment, walking the property, using stairs, ladders, walking in and/or on carports/garages and roofs, and outdoor weather. The noise level will be moderate.
This position is remote with the responsibility for overseeing properties in CO, TX, and OK and the ability to travel to the onsite locations is required.
Educational Requirements
The minimum educational requirement to successfully perform this position is a formal education or job knowledge equivalent to college or university undergraduate education.
