Position Overview

- Director of Preconstruction: strategic oversight, process alignment
- Preconstruction Manager Coordination: Proactively bring questions, observations, and ideas to the Preconstruction Manager for assigned trades to ensure alignment and receive direction. Seek feedback on approach and potential areas of improvement.
- Page-Turn Reviews: Attend CORE project page-turn reviews of documents.
- Building Connected Setup: Assist in setting up Building Connected and recommending trade partners for the Preconstruction Manager’s review.
- Document Organization:
- Design Team Document Organization: Organize all design-related documents (e.g., plans, specifications, soils reports) systematically, saving them in designated locations to ensure accessibility and version control.
- Trade Partner Document Organization: Organize all project-related documents (e.g., bids, bid forms, proposals) systematically, saving them in designated locations for accessibility and version control.
- Pre-Bid Site Walks: Coordinate with the Preconstruction Manager for pre-bid site walks (if applicable).
- Quantity Takeoffs: Conduct precise quantity takeoffs for assigned trades to support accurate cost estimation. Utilize appropriate software/tools to ensure thorough and reliable takeoff results.
- Constructability Reviews: Review plans for the constructability of assigned trades. Assist in setting up QA/QC Bluebeam sessions for each pricing effort.
- Scope Options and Studies: Develop scope options and conduct options studies for assigned trades.
- Managing Trade Partner Outreach and Communication: Maintain regular communication with trade partners for assigned trades, addressing questions, and ensuring timely responses.
- Generating and Managing RFIs: Prepare and track Requests for Information for assigned trades to resolve uncertainties and clarify project requirements.
- Detailed Breakdown and Scope Sheets: Develop comprehensive detailed breakdown and scope sheets for assigned trades to define trade-specific scope requirements clearly.
- Scope Checklists: Develop scope checklists for assigned trades to confirm all scope elements are accounted for in project plans and estimates.
- Trade Partner Proposals: Analyze trade partner proposals for assigned trades to ensure alignment with project specifications and requirements.
- Basis of Estimate: Contribute to the creation of detailed estimates by drafting trade-specific sections for inclusion in the overall project documentation.
- Trade Partner Outreach & Tracking: Actively reach out to and engage with trade partners for assigned trades. Track responses and follow up as needed, notifying the Preconstruction Manager of issues such as low response rates, unexpected costs, or availability concerns.
- Project-Wide Communication & Distribution: Handle routine communications and updates with trade partners and internal teams, ensuring the Preconstruction Manager is informed.
- Deliverable Preparation: Support the Preconstruction Manager in preparing deliverables and presentations for owners and stakeholders. Provide detailed input on assigned trades to fill in critical information, respond to owner questions, and enhance the clarity and depth of project presentations.
- Presentation Structuring: Assist with formatting and structuring presentations to ensure a professional and cohesive final product.
- Workshops and Training: Participate in preconstruction workshops and training.
Required Qualifications
- Proficiency in construction management software (e.g., Bluebeam, Building Connected, Excel).
