- Team Collaboration: Assist the Project Manager and Project Superintendent in coordinating all aspects of construction for assigned trade partners. Participate in meetings and contribute actively to the project’s success.
- Document Control: Manage overall project document control, ensuring all documents (including as-built information, ASIs, RFIs, PRs, and any field or changed conditions) are kept updated.
- Submittal Management: Review and submit all submittals and shop drawings, ensuring compliance with contract documents. Distribute approved submittals to relevant parties and track material procurement.
- RFI Management: Prioritize, submit, monitor, and distribute Requests for Information (RFIs) to ensure timely responses and avoid project delays.
- Material Procurement & Coordination: Maintain a material procurement log, regularly coordinate with trade partners and project superintendents to ensure materials are on-site as required for installation.
- Contract Familiarity: Become thoroughly familiar with the project drawings, specifications, Owner Contract, subcontracts, and general conditions to ensure compliance with all requirements.
- Quality Control: Monitor and track quality control activities, providing accurate reports and raising issues to the Project Manager or Superintendent as necessary. Inspect all work to ensure compliance with plans and specifications.
- Safety Program: Take an active role in the project-specific safety and accident prevention program, promoting safety awareness and compliance on the job site.
- Meeting Support: Assist in organizing and attending key project meetings such as OAC and trade partner meetings. Take meeting minutes and distribute them promptly to all participants.
- Pre-Installation Coordination: Assist in trade partner pre-installation meetings and ensure that the PSQP (Pre-Start Quality Plan) is being followed.
- Change Proposal Management: Prepare and track change proposal requests, assisting in their negotiation and resolution to minimize impact on the project’s scope and schedule.
- Financial Assistance: Support in the review and update of cost reports and project schedules. Verify payment applications from trade partners and vendors, ensuring they are accurate for approval by the Project Manager.
- Punchlist & Closeout Management: Lead the creation, tracking, and completion of punchlist items at the end of the project, ensuring timely resolution of outstanding tasks.
- Closeout Documentation: Prepare and track a detailed project-specific closeout log, including O&Ms, warranties, as-builts, testing, and owner training. Manage the closeout process to ensure all requirements are met efficiently.
- Positive Public Image: Represent CORE in a positive manner at all times, projecting a strong public and community image during the course of the project.
