Leadership & Team Development
- Team Leadership & Accountability: Lead the project team by clearly defining roles and establishing healthy accountability. Promote positive morale and team dynamics, resolving potential conflicts with help from the Senior PM or Project Director.
- Training & Development: Focus on the growth and development of team members, identifying training needs and providing opportunities for skill-building.
- Collaboration & Communication: Foster a collaborative environment and maintain clear communication across all team members to ensure effective decision-making and project progression.
- Preconstruction: Actively participate in preconstruction, including developing the Project GMP, conducting constructability reviews, logistics planning, schedule development, and defining scopes.
- Schedule & Resource Management: Oversee the development and updating of the CPM Project Schedule with the Project Superintendent and other team members. Ensure adherence through proper permit management, material procurement, planning, sequencing, and monitoring.
- Buy-Out Phase: Lead the project’s buy-out phase in collaboration with the Senior PM or Project Director, ensuring contracts are drafted, negotiated, and executed within 30 days of the Precon/Ops handoff.
- Logistics Planning: Coordinate with the Project Superintendent to develop and implement the project logistics plan.
- Document Management: Oversee the management of project documents to ensure timely approvals and accurate records, including submittals, RFIs, ASIs, meeting minutes, daily reports, and photo documentation.
- Risk Management: Proactively manage project risk by adhering to CORE’s policies and procedures and maintaining communication with the Senior PM or Project Director.
- Cost Control: Implement cost control measures to maintain budgets, track GCs and GRs, manage contingencies, allowances, and project fees, and ensure cost targets are met.
- Financial Forecasting: Analyze and forecast project costs, identifying areas that may lead to cost overruns or project savings that could improve the overall project fee.
- Change Orders: Lead the change order process, ensuring timely approval from owners and establishing a defined tracking process to minimize risks while maintaining project momentum.
- Pay Applications: Oversee the creation, review, and approval of pay applications to the client, ensuring timely payments to maintain positive cash flow.
- Safety Programs: Ensure the project team establishes and maintains project-specific safety and quality programs, driving a high level of awareness and adherence throughout the project.
- Quality Assurance: Work with the team to promote quality control, ensuring all work meets or exceeds the required standards and specifications.
- Client Communication: Develop and maintain positive relationships with owners, designers, consultants, trade partners, material suppliers, inspectors, and staff. Ensure consistent communication to keep all parties informed and promote timely decision-making.
- OAC Meetings: Chair regular Owner/Architect/Contractor (OAC) meetings to provide project updates, seek client direction, and ensure the project remains on track. Ensure meeting minutes are comprehensive and distributed on time.
- Stakeholder Engagement: Maintain regular communication with project stakeholders to promote collaboration and effective planning.
- Project Closeout: Lead the project team through a quick and efficient closeout process, ensuring all fieldwork is completed (including punchlist items) and administrative tasks are finished within 30 days of substantial completion.
- Post-Project Review: Lead a post-project review with preconstruction and the project team to share lessons learned and identify areas for continuous improvement.
- Client Relations: Assist the business development team by promoting positive public relations, interviewing for potential projects, and supporting strategic growth initiatives.
- Public Relations: Represent CORE in client and industry events, promoting the company’s reputation and capabilities.
- Operational Excellence
- Monthly Reviews: Lead monthly PSR (Project Status Review) and CSR (Cost Status Review) meetings, ensuring proactive preparation and consistent engagement with the project team for operational efficiency
Experience: 5 years of experience as a Project Manager in the construction industry, with experience managing large-scale or commercial projects.
Skills
- Proficient with CORE software (e.g., Vista, Procore, Microsoft Project, Bluebeam, Textura, OPEX).
- Strong leadership, financial management, and problem-solving skills.
- Excellent communication skills with the ability to manage teams and stakeholders.
- Ability to oversee the technical and operational aspects of a project and ensure compliance with all safety and quality standards.
- PMP (Project Management Professional) certification preferred.
- OSHA 30-Hour certification required.
