Duties

The CORE Senior Project Manager has ultimate responsibility for the financial and technical success of their project(s) and oversees all phases of project planning and execution. The Senior Project Manager plans, organizes, leads and controls projects in accordance with the established policies and procedures of CORE while meeting the expectations of the Client. The Senior Project Manager will likely be responsible for the oversight and leadership of one large project or multiple smaller projects. While each assignment varies, major specific duties of the Senior Project Manager include:

  • Providing direct leadership to your project team(s) by assuring team member roles are clearly defined and create healthy accountability. Promote positive morale, healthy team dynamics and resolve potential conflicts with help from the Project Director.
  • Be developmentally minded and be intentional with the project team’s training and development needs.
  • Actively participate in preconstruction with the development of the Project GMP by performing constructability reviews, logistic planning, schedule development and defining scopes.
  • Oversee the development and updating of the CPM Project Schedule by the Project Superintendent and other assigned staff. Ensure adherence through timely contracting, proper permit management, material procurement tracking, proper planning and sequencing and consistently monitoring of work in place.
  • Oversee the document control and administrative requirements on the project to assure adequate documentation and proper approvals are achieved in a timely manner to not hinder progress in the field and to manage CORE’s risk. This includes processes for submittals, RFIs, ASIs, updating project documents, meeting minutes, daily reporting, photo documentation, etc.
  • Actively lead the buy-out phase of the project, with support from the Project Director and preconstruction, assuring a thorough buy of the project with all contracts drafted, negotiated, and executed within 30 days of the Precon/Ops handoff.
  • Coordinate with the Project Superintendent in the development and implementation of a project Logistics Plan.
  • Maintain a thorough understanding of the Owner Contract, trade partner agreements, the Front Ends (if applicable), and all project documents.
  • Proficient with CORE software’s, i.e., Vista, Procore, Microsoft Project, Bluebeam, Textura, OPEX, etc. and train project team members as necessary.
  • Implement cost control measures throughout the project to maintain cost budgets, GCs and GRs, contingencies, allowances, and project fee.
  • Lead the creation, review, and approval of the pay app process with the client. Establish regular and frequent communication with client to achieve timely receipt of payments to maintain a positive cash flow position.
  • Lead the change order process to achieve timely owner approval. Establish a defined tracking process that allows trade partners to keep the work moving while minimizing CORE’s risk.
  • Analyze and accurately forecast project costs (GCs, GRs, and COW) and identify both problem areas which may result in cost overruns and project savings which can ultimately enhance the project fee. Consistently seek out fee enhancement opportunities.
  • Challenge Project Superintendent and field staff to find new means and methods of construction to increase profitability, quality, and schedule. Be an advocate for the Construction Technology and VDC teams on your project. Understand and implement their services to enhance the outcome of the project and bring awareness to our clients about our innovative capabilities.
  • Ensure the team establishes a project specific safety program and is reviewed regularly. Drive a safety culture on the project through consistently coaching, correcting, and rewarding safety behaviors. Lead by example through weekly participation in safety inspections.
  • Ensure the team establishes a project specific quality program and is reviewed regularly. Establish a proactive quality culture through pre-planning, mock-ups, first install verifications, ongoing inspections and proper testing as required or as needed.
  • Own the Client relationship and communicate regularly to keep issues from escalating. Be willing and able to proactively address challenges and communicate resolutions in a timely manner.
  • Create and maintain relationships with designers, consultants, trade partners, material suppliers, inspectors, and staff. Ensure there is clear and regular communication with all to keep them informed as the project progresses and drive for timely decision making.
  • In the absence of a Project Manager, Chair regular OAC meetings to inform, advise and get direction from the client/design team to keep the project on schedule. Ensure meeting minutes are comprehensive and distributed timely. Ensure other project meetings take place to promote collaboration, proper planning and allow work to be put in place efficiently and effectively.
  • Manage risk on the project through adherence to CORE policies and procedures, and proactive communication with Project Director.
  • Drive the project team to an expedited closeout process including all work completed in the field (including punchlist) as well as all administrative duties within 30 days of substantial completion.
  • Lead a post project review with preconstruction to share lessons learned and to promote a continuous improvement mentality.
  • Regularly work with the business development teams on future opportunities by promoting positive public relations, interviewing for potential projects, attending client and industry engagements, and supporting strategic growth strategies.
  • Become active in the industry through participation in meaningful associations, client groups, and boards.
  • Lead monthly PSRs and CSRs discussions through proactive preparation, consistent OpEx management and engaging other project team members.

This is an exempt position under the Fair Labor Standards Act and the employee is not eligible for overtime compensation.

  • Minimum of 10 years of experience as a construction project manager, and specific experience managing commercial construction
  • Professional Degree in construction management, architecture or a related field (mechanical or civil engineering, construction tech, interior design, business administration) is preferred
  • Detailed understanding of construction project sequencing and scheduling
  • Advanced understanding of drawings and specifications as well as constructability
  • Ability to negotiate, write and execute all subcontract agreements
  • Strong communications skills, both written and verbal
  • Technology: Proficiency with Microsoft Office (Excel & Outlook), MS Project and Procore
  • Experience with CMAR and/or Design/Build delivery methods
  • Must work well in a team environment and be committed to client service
  • A valid Driver’s License
