The Property Manager is responsible for the full-service management of Corken Company’s residential property portfolio. This includes supporting ownership goals, maintaining tenant satisfaction, preserving asset value, and helping drive long-term profitability. This position requires proactive communication, strategic follow-through, and the ability to build strong relationships with property owners, tenants, vendors, and the internal team. A successful team member will demonstrate initiative, reliability, attention to detail, and the ability to navigate dynamic situations with confidence and professionalism. Employee’s job duties as Property Manager shall include, but will not be limited to, the following, as may be amended periodically by the employer:
ESSENTIAL DUTIES & RESPONSIBILITIES
- Meet with prospective landlords to assess properties and present Corken Company’s property management and leasing services
- Secure new rental listings and signed property management agreements in compliance with Colorado real estate and property management laws
- Follow up with prospective landlord clients to answer questions and convert leads to signed agreements
- Notify the Transaction Coordinator and Marketing Team when a property is signed and ready for listing
- Respond to property inquiries from potential tenants, agents, and third parties via phone, email, or web platforms
- Coordinate and schedule showings in coordination with tenants or landlords
- Personally show rental properties as needed until a qualified tenant is approved
- Collect rental applications, application fees, and security deposits
- Conduct full background screenings—including credit, criminal, and eviction reports
- Review application results with property owners and document approval/denial decisions per fair housing guidelines
- Comply with all applicable federal, state, and local fair housing regulations and Colorado landlord-tenant law
- Draft and execute lease agreements
- Finalize property management agreements for recordkeeping and legal compliance
- Enter and maintain all tenant, lease, and owner information, including rent amounts, lease dates, deposits, and fees
- Track rent collection, management fees, and vendor expenses monthly
- Generate and deliver monthly operating statements to property owners
- Manage all maintenance requests and vendor work orders
- Communicate maintenance issues and obtain owner approval before authorizing vendor work
- Confirm timely completion of maintenance tasks and review invoices for accuracy
- Monthly Reconciliation within Appfolio
- Communicate regularly with tenants and landlords to maintain strong relationships and provide updates
- Conduct detailed move-in walkthroughs, documenting the property’s condition for legal record
- Perform mid-lease inspections as needed to ensure proper property care and early issue detection
- Conduct move-out inspections, verifying professional cleaning and identifying any damages
- Determine legal deductions from the security deposit per Colorado’s security deposit return timeline.
- Draft and send lease amendments or renewals via AppFolio, ensuring accuracy and legal compliance
- Maintain all documentation and correspondence in accordance with Colorado Division of Real Estate rules and record keeping requirements
- Stay updated on changes to Colorado property management statutes, trust accounting requirements, and compliance obligations
SKILLS & QUALIFICATIONS
Three years or more of Real Estate or Property Management experience.
Experience working independently with a demonstrated track record of solving problems.
Must be able to work consistently outside of traditional work hours.
Demonstrated ability to anticipate needs and be proactive to the benefit of each party.
Strong personality; able to manage expectations and deliverables.
Uphold a strong customer service orientation.
Ability to prioritize, deliver, and maneuver with change.
Salary : $60,000 - $70,000
