Cornell Property Management Corp. is seeking an Assistant Leasing Manager to assist Property Manager in the initial compliance period for tax credits.
The Assistant Leasing Manager performs many organizational tasks to help potential tenants find their new home that meets their needs.
Their duties and responsibilities often include:
- Manage the apartment leasing process from start to finish including resident qualifications by conducting background and credit checks; receive/respond to prospect phone calls and emails, provide available unit information, tour prospects, take and process applicant information
- Develop and maintain a complete resident lease file for each rental to include all items referenced on the Resident File Checklist and as directed by the Property Manager
- Responsible for the marketing and leasing activities of multiple specific properties including the residentt renewal process and transfers
- Perform administrative duties required to effectively run the on-site leasing office.
- Assists in the completion of annual re-certifications for all funding sources accurately and on-time to ensure compliance with applicable program/s (e.g. Low-Income Housing Tax Credit (LIHTC), Home, Public Housing, etc.)
- Perform unit inspections pre-move-in and pre-move-out
- Work closely with property management to develop service needs for the portfolio
- Maintain courteous communication with residents, prospects, and vendors
- Collect deposits and rents and accurately and promptly post to software
- Handle resident complaints
- Process and maintain work orders, coordinate effective, timely completion with maintenance staff, and provide necessary notifications to Property Manager and residents
- Represent the company in a professional manner
- Maintain a "team spirit"
- Maintain work areas/offices in a clean and orderly manner
- Maintain constant awareness and compliance to the Fair Housing Laws
- Assists in other related tasks as necessary
Qualifications
- Previous experience with leasing in property management
- High energy, building relationships and creating excitement in a busy environment
- You will maintain these relationships by providing excellent customer service and helping current residents resolve problems as they arise
- Familiarity with leases
- Ability to build rapport with clients and give them personalized service
- Excellent written, verbal communication, phone, and office/computer skills
