Principal Objective of Position :

The Facilities Maintenance Supervisor is responsible for overseeing and coordinating all activities related to the upkeep, repair, and maintenance of the assigned buildings and physical assets. This role ensures that the facilities are functioning efficiently, safely, and in accordance with organizational policies and regulatory requirements. The Supervisor will lead and supervise a team of maintenance staff and manage daily operations to maintain a safe, clean, and well-functioning environment for employees and visitors.

  • Supervise, train, and evaluate the performance of facilities maintenance staff.
  • Schedule and assign daily work activities to maintenance personnel, ensuring efficient use of resources.
  • Oversee and support staff in performing routine and preventative maintenance, repairs, and inspections of facility systems, such as HVAC, electrical, plumbing, and lighting systems.
  • Develop and implement a preventative maintenance schedule to ensure all systems and equipment are operating at peak efficiency.
  • Respond to emergency maintenance requests, ensuring repairs are completed quickly and efficiently to minimize disruptions.
  • Coordinate with external contractors for specialized repairs and services as needed.
  • Ensure all work performed adheres to safety regulations, building codes, and health standards.
  • Conduct regular safety inspections of facilities to identify potential hazards and make recommendations for improvements.
  • Ensure that all work is performed safely, using appropriate tools and protective equipment, and that staff follow safe work practices.
  • Maintain on-going communication with tenants, clients, owners, facility management team, and vendors.
  • Maintain an inventory of tools, supplies, and equipment, ensuring necessary materials are available for maintenance tasks.
  • Assist in preparing and managing the department’s budget, tracking expenses and ensuring cost-effective solutions.
  • Maintain accurate records of maintenance activities, work orders, and safety inspections.
  • Generate reports on the condition of facilities, maintenance activities, and equipment performance for management review.
  • Assist in planning and overseeing renovation and improvement projects, ensuring compliance with design specifications and timelines.
  • Work with contractors and vendors on large-scale facility improvement projects.

Other Responsibilities :

  • Work with Property Management employees to establish annual budgets and 3-year capital plans.
  • Provide guidance and support to maintenance staff in troubleshooting issues and finding solutions.
  • Collaborate with other departments to ensure facilities meet operational needs and standards.
  • Participate in training programs and professional development opportunities to stay current with new maintenance technologies and techniques.
  • Other duties as assigned.
  • Education and Experience Required :

  • High School Diploma or equivalent required.
  • Minimum of 7 years of experience in facilities maintenance, including 3 years in a supervisory or leadership role.
  • Experience in HVAC, electrical, plumbing, and general building systems is required.
  • Must hold a universal refrigerant certification.
  • Strong background in preventative maintenance programs and safety compliance.
  • Knowledge, Skills, and Abilities Required :

  • Extensive knowledge of building systems (HVAC, plumbing, electrical, etc.) and maintenance practices.
  • Knowledge of OSHA regulations, safety standards, and facility-related legal compliance.
  • Familiarity with facility management software and maintenance management systems.
  • Working knowledge and understanding of architectural, electrical and mechanical systems.
  • Strong leadership and supervisory skills with the ability to manage, motivate, and develop a team.
  • Excellent problem-solving skills, with the ability to identify issues and implement solutions efficiently.
  • Strong organizational and time-management skills with the ability to prioritize tasks.
  • Effective communication skills, both written and verbal, to collaborate with team members, contractors, and management.
  • Ability to work independently with minimal supervision.
  • Ability to multitask and handle multiple maintenance issues simultaneously.
  • Ability to remain calm and effective under pressure in emergency situations.
  • Ability to lift, carry, and move heavy equipment and materials when necessary.
  • Preferred Qualifications :

  • Associate’s or bachelor’s degree in Facilities Management, Building Maintenance, or a related field.
  • Previous experience in Facility Health Care Management.
  • Certification in facilities management (e.g., Certified Facility Manager, HVAC certification).
  • Experience with energy management and sustainability programs.
  • Knowledge of building automation systems (BAS) and computerized maintenance management systems (CMMS).
  • Prior experience working in a large, multi-facility or industrial setting.
  • Work Environment :

    This position will be performed indoors and outdoors, with regular exposure to indoor and outdoor environments. Exposure to the elements and extremes in weather are possible on occasion. This role requires moderate physical activity, including regular lifting of up to 50 pounds, bending, kneeling, stooping, and standing for extended periods. The ability to work in confined spaces and at elevated heights (using ladders or scaffolding) may be necessary. Exposure to potentially hazardous materials, including chemicals, cleaning agents, bloodborne pathogens, and electrical systems is possible. Strict adherence to safety protocols is required.

    Monday through Friday - 8 hour shifts

    Will require occasional after hours and weekend work.
