Principal Objective of Position :
The Facilities Maintenance Engineer is responsible for ensuring the proper maintenance and functionality of the assigned medical office building(s), providing a safe, efficient, and clean environment for patients, staff, and visitors. This role plays a vital part in supporting the smooth operation of the medical facilities by performing regular inspections, repairs, and preventive maintenance on systems, equipment, and infrastructure. The technician ensures that the facility complies with regulatory and safety standards, thereby contributing to high-quality patient care and operational efficiency.
Essential Functions :

- Perform basic facilities maintenance tasks including, but not limited to :
- Replacement and / or repair of ceiling tiles and grid, door hardware, restroom figures, and light bulbs.
- General repair of building finishes.
- Minor electrical repairs to lighting, ballasts, switches, and receptacles.
- Minor repair of plumbing including water heaters, urinals, toilets, and automatic sink faucets.
- Perform weekly and monthly generator load transfers.
- Perform fire system impairment for testing and construction purposes.
- Respond to comfort calls and make necessary adjustments.
- Perform preventive maintenance and repairs on building equipment and systems and schedule out-sourced preventive maintenance as needed, including but not limited to :
Heating, Ventilation, and Air Condition systems (HVAC)
PlumbingElectrical systemsLightingOther building infrastructure.Identify and troubleshoot issues related to mechanical, electrical, and plumbing systems, resolving problems in a timely manner to minimize downtime.Participate in emergency response procedures.Conduct regular safety inspections to ensure compliance with all local, state, and federal regulations, including fire safety, building codes, and health and safety standards.Perform maintenance tasks on building equipment, security systems, elevators, and other critical infrastructure to ensure safe and uninterrupted operation.Place orders for materials and equipment when needed and pick up ordered items as required.Manage repairs of doors, windows, floor surfaces, walls, and ceilings. Ensure proper functioning of office and restrooms, including cleaning of air vents and maintaining water heaters.Maintain detailed records of maintenance activities, repairs, and inspections, providing reports for building management or compliance purposes.Coordinate with external service providers and contractors for specialized repairs or larger-scale projects, ensuring service meets facility standards.Maintain a clean and organized facility, including shops, storage rooms, vacant spaces and mechanical areas.Other Responsibilities :
Assist in moving furniture or equipment as needed for facility reorganization or renovations.Participate in periodic audits and assessments of facility condition.Provide after-hours or emergency on-call support when necessary.Maintain inventory of supplies and materials required for maintenance tasks.Other duties as assigned.Education and Experience Required :
High school diploma or GED or equivalent combination of experience and education.Minimum of 3 years of experience in facilities maintenance, with a strong understanding of building systems such as HVAC, electrical, and plumbing.Knowledge, Skills, and Abilities Required :
Knowledge of Building systems (HVAC, plumbing, electrical, and general maintenance).Knowledge, understanding and experience with Occupational Safety and Health regulations.Understanding of Medical office facilities' specific needs, including infection control measures and safety protocols.Strong ability to troubleshoot, diagnose, and resolve problems related to electrical, mechanical, and plumbing systems.Strong communication skills to work with building management, tenants, and vendors.Strong time management and organizational skills.Ability to work independently and as a member of a team.Ability to read and interpret blueprints, manuals, and technical documents related to maintenance systems.Ability to operate and maintain various hand and power tools safely.Ability to perform repetitive tasks such as bending, lifting 50lbs or less unassisted, walking, standing, and climbing ladders is required.Must have valid transportation to get between all assigned buildings and perform all required duties daily.Preferred Qualifications :
Education or Certification in HVAC, plumbing, electrical, or building maintenance.7 years prior experience in building or facilities maintenance, preferably in a healthcare or medical office environment.Additional certifications in HVAC, electrical, or plumbing trades.Advanced understanding of environmental controls, including infection control and compliance with medical facility regulations.Familiarity with computerized maintenance management systems (CMMS).Work Environment :
This position is performed primarily indoors in medical office buildings. Occasional outdoor work may be required for landscaping or external building maintenance. This position will be exposed to mechanical and electrical hazards during repairs and maintenance tasks. There is occasional exposure to cleaning chemicals, solvents, and noise levels from maintenance equipment. The position requires working in varying temperature conditions, especially when working with HVAC or outdoor systems. Proper personal protective equipment (PPE), such as gloves, goggles, and safety footwear, must be worn to ensure safety. Adherence to all safety protocols and regulations is mandatory.
