As an on-site Assistant Property Manager/Apartment Leasing Agent, you will work closely with your Property Manager and team of in-house Maintenance Technicians to lease up, manage and maintain a beautiful 267-unit new construction apartment building in the Overland Park neighborhood of South Denver through initial building opening and day-to-day operations. This position will focus mainly on leasing, delinquency, and work order management.
Duties and responsibilities
Utilize strong customer service when corresponding with residents, prospects, vendors, clients, and staff in a professional and friendly manner for leasing, work orders, rent questions, security deposits, and parking.
Handle walk-in and appointment-based leasing tours through the lease-up process and after.
Manage delinquency and rent demands, including reaching out to residents, adding late fees, posting notices, tracking payments, and carrying out evictions if necessary.
Manage all aspects of security deposits, including collecting forwarding address from resident, add charges to ledger as necessary for cleaning and/or damages, provide move out paperwork to accounting for deposit return.
Manage rentable items, including parking, storage, bike storage, etc.
Demonstrate strong organization and time management when using Microsoft Suite to schedule and organize daily tasks and manage various projects simultaneously
Oversee maintenance operations, including maintenance staff, unit turns, service requests, special projects, and supply pickup.
Other duties as assigned.

Estimated yearly take home between $66,000-$68,000, based on hourly pay of $23.07-$24.04 plus estimated $18,000 in commissions and bonuses in the first year, including leasing commissions and a quarterly bonus opportunity
