Role Description
This is a full-time on-site role for a Director of Purchasing located in Richmond, VA. The Director of Purchasing will be responsible for managing the purchasing department. Primary department responsibilities are maintaining house budgets, creating relationships with vendors and subcontractors and negotiating costs and scopes of work for every phase of construction.
Qualifications
· Four-year degree in construction management, business, or other relevant course of study or 10 year of experience in purchasing and construction with increasing levels of responsibility.
· At least 5 years of direct experience working in the home building industry
· Demonstrated understanding of the purchasing process and budgeting and bid cycle as it relates to new home construction
· Strong leadership skills and an ability to manage a team to complete tasks and achieve stated goals with a high level of employee satisfaction
· Outstanding problem-solving skills.
· Computer proficiency. Must be fluent in Microsoft office products. Experience with MARK system preferred, but not required.
PRINCIPAL DUTIES AND RESPONSIBILITIES
1. Prepare and maintain accurate house budgets for each floorplan/elevation combination in each community
2. Prepare and maintain accurate budgets for every option and upgrade offered for each floorplan in each community
3. Establish bid packages for every trade and phase of construction. Bid packages shall include plans and specifications required to accurately bid work. Bid packages shall require costs to be broken down by unit costs and include costs for all plans and options and/or upgrades offered by Company
4. Maintain accurate architectural plans including structural details required for permitting and construction.
5. Maintain Scopes of Work for each phase of construction and ensure that the construction department has this information and is aware of the details of the Scopes of Work
6. Develop and maintain relationships with existing vendors, subcontractors and suppliers and proactively see out and add new trade partners to the Cornerstone Homes Team
7. Provide monthly budget updates to Management itemizing changes in house budget and outlining current efforts to lower overall house and option costs
8. Partner with the company controller, to provide estimated margin for every home sold, started and closed with explanation of any deviation from previously provided estimated margins
9. Provide monthly variance reports showing total amounts of variances incurred
10. Provide monthly variance analysis for homes closed with explanation of changes implemented to reduce or eliminate the variances
11. In conjunction with other members of the Cornerstone Homes team, determine best floorplans, standard features, and options to reach the company’s target market and achieve sales and closing goals contained in the annual business plans
12. Review monthly the projected margins of each home in every community. Compare estimated margins to approved margin targets. Work with Management team to determine best course of action to return to margin target as needed
13. Manage Purchasing Agents and Purchasing Assistants as part of Purchasing Team
Salary : $110,000 - $130,000
