We are currently looking for an HVAC Technician. The HVAC- R Technician will be responsible for all facets of HVAC-Refrigeration throughout a real estate portfolio. Primary responsibility will include HVACR repair and maintenance. This will include repair and or replacement of system compressors and other related items in the HVACR systems. While this position is primarily a hands-on job, the person in this position is also responsible for developing, implementing, and documenting operational best practices. The HVAC- R II Technician must possess the following skills and specifications:

  • Must be able to read and interpret system plans and schematics and to apply troubleshooting skills to repair and maintain systems and equipment.
  • Must have a strong understanding of refrigeration and all aspects of repair including compressor and/or coil change outs. Strong electrical skills are necessary.
  • Thorough knowledge and understanding of the principles and practices related to customer service and tenant relations.
  • Uses logic to analyze or identify underlying principles, reasons, or facts associated with information or data to draw conclusions before making decisions.
  • Read, interpret, and apply laws, rules, regulations, policies, and/or procedures.
  • Occasionally subject to be on call 247, using a company issued cell phone and/or electronic communication device(s) that may be issued.
  • Computer proficiency in applicable programs related to HVAC equipment/components.
  • Computer proficiency in applicable programs, including Microsoft Office.
  • Must be able to respond to all supervisor requests in a safe, efficient, and timely manner.
  • Deal with people in a manner showing sensitivity, tact, and professionalism.

Essential functions and duties

  • Primary responsibility for smooth and efficient operation of all building HVACR systems and equipment.
  • Responsible for coordinating, plan and schedule maintenance and operation of HVAC systems and equipment.
  • Troubleshoot and repair HVACR systems as needed in a timely fashion, along with appropriate records as to what was actually done and why.
  • Works directly and collaboratively with refrigeration manager to understand current and future business requirements and builds Pm and maintenance plans accordingly.
  • Provides input to Director of Engineering as it relates to developing tactical and long-term operational strategies for HVACR equipment.
  • Optional member of the Emergency Management Team, working collaboratively with internal departments during emergencies, as well as local and state agencies.

Education/work experience requirements

  • Education: Associate of Science Degree in Refrigeration and Air Conditioning Technology or similar program preferred.
  • EPA CFC Universal Certification.
  • Experience: 3-5 years of progressive experience in maintaining HVAC PM Program.
  • Work experience or college degree can be mutually substituted for education and experience requirements noted above.
  • Must possess a valid Washington State Driver's License with no major or continuing driving offenses that demonstrate a lack of concern for safety in the last 5 years.
