We are actively searching for a Site Superintendent for a leading high end residential custom home builder & remodeler in the Annapolis area. The Site Superintendent (SS) is a project leadership role for renovations and remodels including, but not necessarily limited to interior remodels including kitchens, bathrooms, laundry rooms, basements, and other projects of similar scale. This position includes hands-on field work where appropriate for the project needs, as well as leadership of personnel including company staff and subcontractors.

- The SS is accountable for the performance of the project in each of the four primary disciplines: Customer Service, Quality Control, Profitability, and Schedule Management. The SS understands and enacts all measures of the company mission to create Raving Fans with every project.
- The SS has superior problem solving and analytical skills and can effectively use the variety of scheduling and reporting software tools that are key to the success to the project\
- The SS is the primary client contact on site throughout construction and must be prepared to communicate with the client about all matters of scope, practice and timeline at any time.
- The SS is the primary contact for subcontractors assigned to the project, will order materials, and will manage installations.
- The SS will regularly review the budget and project schedule with the Project Manager to assure all coordination activities are performed in accordance with cost and timeline objectives.
- The Site Superintendent position is a Leadership position, and this quality must be represented in every activity, every day.
- The advancement opportunities for this position are Site Supervisor for large scale projects, and Project Management, and potentially Production Management. Training and advancement opportunities are available for qualified and committed team members.
- Provides daily oversight to projects in the field assuring performance and quality standards are met.
- Supervises subcontractors, vendors, and field labor assigned to project.
- Performs physical work on site when appropriate for the needs of the project.
- Maintains impeccably organized, neat, and clean job sites.
- Maintains job site log recording all personnel, vendors, and deliveries.
- Maintains complete, accurate and organized Project Binder on site.
- Thoroughly understands:
- Project scope
- Drawings
- Schedule
- Subcontract agreements and purchase orders
- Once Weekly: Updates project schedule and reviews budget.
- Once Weekly: Conducts progress meeting with clients.
- Works with Project Manager to develop agendas for each meeting.
- Produces notes from meeting which are distributed to attendees and filed.
- Once Weekly: Email updates to clients every Friday.
- Updates explain progress, project needs, and upcoming work.
- Once Weekly: Code personal timesheet as well as timesheets of employees on site.
- Regularly uses email for communication with office and project personnel.
- Documents and provides to office for filing any critical discussions, decisions, or other information received from client.
- Documents critical vendor conversations which could impact contract or pricing.
- Assists Project Manager in developing change order pricing and scope of work.
- Requests and reserves field labor as needed for production timeline.
- Maintains safe working conditions on site and supervises safety practices of all personnel on site.
