Job Posting: Senior Real Estate Specialist
Location: Downtown Dallas (Must pay for own parking)
Pay: $20/hour
Key Responsibilities

The ideal candidate will handle complex and high-value transactions, ensuring compliance with legal standards and protecting the City's interests.

Manage and complete complex property acquisition projects, including land, houses, or right-of-way transactions

Gather and compile required documentation for property purchases and acquisitions while ensuring compliance with legal requirements

Establish contact with property owners, lead negotiations, and finalize terms of transactions
-
Prepare formal requests for capital funding and maintain detailed files for legal and City Council review

Appraise real estate parcels, coordinate independent appraisals, and manage abandonment requests
-
Perform legal research on property ownership, zoning, and easements, processing associated fees and documents
-
Represent the City in legal hearings, meetings, and high-level proceedings
-
Manage and close real estate files, including preparing closing instructions, collaborating with title companies, and processing payments

Coordinate condemnation proceedings to ensure compliance with legal and regulatory standards

Update and maintain databases on real estate projects and internal processes

Prepare complex reports for City officials, Council Members, and external stakeholders
Knowledge and Skills Required

Four (4) years of experience in general real estate transactions, project management, or contract management
-
In-depth knowledge of real estate appraisal, acquisition, leasing, condemnation, and licensure

Understanding of eminent domain and property condemnation processes

Familiarity with real estate contracts, title company procedures, and closing processes

Strong ability to manage multiple projects simultaneously and coordinate with internal and external stakeholders

Professional communication skills, both verbal and written

Ability to interact tactfully and professionally with property owners and customers
Equivalencies:
-
High school diploma/GED plus eight (8) years of relevant experience

Associate degree in any field plus six (6) years of relevant experience

Bachelor’s degree in a non-specified field plus six (6) years of relevant experience

Master’s degree in a specified field plus two (2) years of relevant experience
