We work exclusively with Jonathan Rose Companies on select rehabilitation projects where we can leverage our extensive experience in project planning, preconstruction, bidding, and the construction phase to deliver projects on time, on budget, and with the highest level of quality while ensuring prioritization of the residents’ wellbeing throughout the design and construction process.
The Assistant Project Manager will aid in obtaining, reviewing, and integrating all information required to complete the preconstruction, bidding, or construction phase of the project in conformance with the contract documents and to ensure the project meets schedule, budget, and quality commitments.
The pay range for this position is $75k-90k based upon factors including but not limited to related experience and time in the industry.
Essential Functions
PRECONSTRUCTION ACTIVITIES
- Assists the project manager with the preconstruction phase of capital renovation projects. Areas of responsibility include, but are not limited to; budget/estimate creations, subcontractor outreach/sourcing, drawing and specification review, scope and bid package creation, tracking of bidders and bid packages, leveling sheets, award recommendations, and other tasks relevant to the preconstruction phase.
- Examines the contract drawings and specifications to fully understand the project. Aids in the preparation of estimates including seeking and incorporating input from subcontractors.
- Performs outreach to potential subcontractors to build project specific bid lists. Utilizes systems to maintain corporate bidding list. Manages the prequalification process and seeks internal approval for new subcontractors.Prepare scopes of work and bid packages for all elements of the project. Manage the bid process including follow up with bidders, and receipt/logging of bids. Analyze bids against the drawings, specifications, and bid package to create leveling sheets and ultimately subcontractor award recommendations.
- Assist in the creation of contracts with the Owner and subcontractors.
- Maintains the contract documents to ensure a complete, current set is available and being utilized to complete all assigned tasks.
- Visits project sites as needed to perform assigned tasks.
- Aids project manager in resolution of issues.
LIAISON RESPONSIBILITIES
- Acts as a liaison with project stakeholders including subcontractors, architects, engineering, ownership, residents, and property management concerning project details and deliverables.
MEETINGS & FOLLOW-UPS
- Ensure accurate minutes are kept and issued in a timely manner for all meetings.
- Oversees action items from meetings, following up directly, or insuring the follow up of others, compiling or exchanging information and contacts, tracking issues, and providing other assistance.
Work Experience Requirements:
- Experience with Microsoft Word, Excel and Project (or similar).
- Experience with Procore is preferred.
- Strong organizational skills and attention to detail, and the ability to prioritize.
- Ability to communicate effectively in writing and verbally.
- Ability to travel up to 5% of the time.
Education Requirements and/or Years of Experience:
- Bachelor’s Degree in Construction Management, Engineering, Architecture or related discipline.
- Would consider up to 5 additional years of related experience in lieu of college education.
- Minimum of 1 year experience with project management through design and construction.
