The Maintenance Building Engineer is responsible for performing technical repairs and maintenance of the physical structures, electrical, mechanical, plumbing, heating, cooling, and ventilation systems at the Union Passenger Terminal facility. This position ensures safe and efficient operations through routine maintenance, troubleshooting, and repairs.
Essential Duties and Responsibilities
- Operate, maintain, troubleshoot, and repair or oversee repairs for all facility mechanical room equipment, including but not limited to chillers, boilers, pumps, and motors.
- Maintain operation logs, water treatment records, repair documentation, equipment inventories, and fuel consumption logs to monitor system performance and identify recurring issues.
- Conduct periodic and preventive maintenance on mechanical room equipment. Adjust system settings to ensure proper temperature control.
- Complete assigned work projects and tenant service work orders in a timely and accurate manner, including mechanical, electrical, and plumbing tasks.
- Perform or oversee general maintenance work as needed.
- Paint and sweep mechanical rooms, electrical rooms, and other areas of the facility as directed.
- Maintain lighting in mechanical rooms, equipment rooms, elevators, parking areas, service yards, and common areas. Record electrical and water meter readings as required.
- Maintain accurate operational records and document completed repairs, noting any issues requiring further attention.
- Follow all safety and emergency procedures specific to the facility and company policies. Ensure compliance with building codes and safety regulations.
- Install and repair plumbing fixtures, including sinks, commodes, water heaters, hot water tanks, garbage disposals, and water softeners. Repair plumbing leaks, burst pipes, and clogged drains.
- Repair and maintain the physical structure of the building and its facilities. Respond to tenant and office staff requests, overseeing repairs and reporting findings to the Supervisor.
- Assist in coordinating construction projects as assigned.
- Perform electrical repairs as needed and only as directed by the Supervisor.
- Ensure smooth building operations in the absence of other team members.
- Maintain mechanical and electrical areas in a clean, organized, and safe condition at all times.
Education and Experience
- High school diploma or GED required; technical school education preferred.
- A Stationary Engineer’s License (Second Class Air-Conditioning) from the City of New Orleans is preferred. Candidates without this license must obtain it within 24 months of employment.
- Minimum of three (3) years of experience in building construction, general construction, or maintenance, repair, and upkeep of buildings and facilities.

Work Schedule
- Building hours of operation: Monday – Sunday, 4:00 AM – 11:00 PM.
- A 40-hour workweek is required, with shifts varying periodically, including weekend rotations.
