How You'll Contribute to the Team
The Commercial & Residential Property Director leads all campus level property management employees in the day-to-day operation of property and facility management of resident halls and provides operational oversight of the commercial portfolio. The ability to maximize revenue potential and optimize operations while fostering an environment of teamwork, efficiency, and superior customer service is at the forefront of this role. This role requires exceptional strategic planning and relationship management skills with a background in commercial facility operations, lease negotiations, broker relationships, and lease compliance and enforcement.
Primary Responsibilities Include:
- Create and maintain win-win relationships with key partner, campus, business, and community stakeholders; maintain open dialog to promote the program and gain support for local initiatives.
- Work with Partnership Development and Partnership Management to source a broker on new retail projects. Administer contract/relationship with Broker on behalf of Partnership Management.
- Support the maximization of occupancy and ready inventory through the creation and deployment of strategic plans that demonstrate a solid understanding of turn management.
- Develop written strategy for each commercial property consistent with partners' goals for the properties, providing excellent customer service.
- Work with legal counsel and broker to prepare leases for partner consideration.
- Manage relationships and lease compliance with existing tenants with direction from Partnership Management.
- With support from accounting, monitor collection of rental income, including collection of delinquent accounts.
- Advise Partnership Management of financial condition of commercial and residential property.
- Coordinate construction tenant improvement build out. Coordinate commercial property design and construction requirements on new design-build buildings.
- Prepare annual budgets for commercial and residential property. Update budget forecasts quarterly.
- Maintain relationships with tenants and respond to tenant requests.
- Maintain detailed understanding of all project requirements and timelines, effectively communicating needs to on-site teams.
- Protect and maintain physical assets through the creation and deployment of strategic plans that ensure the appropriate level of repairs and preventative maintenance; partner with cross-functional colleagues on the execution of capital improvement repair and replace projects.
- Organize functional groups and team activities to ensure operations are highly productive, resources are appropriately allocated and coordinated, and business goals are met.
- Proactively maintain comprehensive understanding of the portfolio market in order to increase competitive advantage.
- Lead the recruitment, hiring, onboarding, and retention of diverse talent who enhance company culture; create accountability and ownership among team members through communication of clear expectations, supervision, and provision of timely performance feedback.
- Model the highest standards of property management professionalism; lead the training and development of team members through coaching, motivating, and mentoring on company culture, business goals, financial management, and sound business judgment.
- Other duties as assigned.
Role Specific Requirements Include:
- Bachelor's degree in Business, Marketing, Real Estate or related field is required.
- A minimum of 10 years' experience in managing a residential portfolio, preferably with student housing and commercial space. Prefer experience at a regional level or higher.
- Proven history of influencing and developing strategic relationships that are aligned on operational goals and focused on building portfolio value.
- Demonstrable business sophistication and financial aptitude necessary to oversee portfolio-level operations while simultaneously managing long-term strategy.
- Proven history of standing up commercial space and closing new business opportunities.
- Proven experience working with functional groups across the commercial landscape including facilities, construction, leasing, legal, and marketing.
- Outstanding analytical skills with the ability to find creative solutions that increase efficiency and mitigate risk.
- Computer proficiency and working knowledge of word processing, spreadsheets, and database software.
- Strong communication and interpersonal skills.
- Occasional travel may be required.
