Position Summary
Directs a team and implements maintenance programs aimed at maintaining a superior property. Inspects, maintains, and repairs all mechanical, electrical, and other equipment on the property.

Essential Duties and Responsibilities
The following essential duties may be carried out with or without reasonable accommodation:
- Inspects guest rooms and public areas for maintenance issues and develops preventive maintenance plans from these inspections.
- Develops plans for completing routine and preventative maintenance and renovations and coordinates work with hotel department managers.
- Delegates and prioritizes tasks to department staff, ensuring satisfactory and timely completion.
- Coordinates contractors for specialized projects; secures bids and adheres to company vendor guidelines.
- Completes hotel room and building repairs such as replacing ceiling tiles, filters, light bulbs, patching vinyl and painting, minor electrical and plumbing maintenance.
- Ensures hotel adheres to all regulatory and safety standards are met and takes corrective action as needed.
- Keeps all mechanical, electrical, and maintenance files and certifications up to date and prepares all reports as requested.
- Schedules and oversees all required safety equipment and property inspections, in accordance with brand standards.
- Collaborates with management in the hiring, training, and disciplining of staff according to company policies and federal, state, and local laws.
- Makes regular trips to home improvement and parts stores to obtain necessary supplies.
- Provides ongoing maintenance skills training to department staff, coaching in best practices.
- Prepares work schedules and develops work procedures to ensure the smooth operation of the maintenance department.
- Works with other departments of the hotel to ensure all needed room maintenance is being kept up on.
- Properly maintains tools, workspaces, and equipment and ensures all maintenance areas are clean, organized, and safe. Ensures all maintenance equipment is accounted for.
- Works on-call for maintenance emergencies or other urgent after-hours needs.
- Performs utility shut-off during emergencies or scheduled maintenance.
- Follow all policies and procedures.
- Performs other duties as assigned.
SUPERVISORY RESPONSIBILITIES
- Directly supervises on average 1-5 employees depending on property size in the Maintenance Department to include, but not limited to: setting priorities, training, and supervision of staff. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing and training employees; providing input on hiring decisions; planning, assigning, and directing work; collaborating with General Manager in appraising performance in a timely manner; collaborating with General Manager in determining pay increases and disciplining employees; addressing complaints and resolving problems.
Property-Specific Essential Duties
- At smaller properties, will perform more hands-on repairs and maintenance.
Other Duties and Responsibilities Performed Occasionally
- Clears sidewalks and shovels snow.
- May be required to travel to other properties when work projects dictate.

Knowledge, Skills, and Abilities
- Experience with general maintenance tools.
- Ability to operate power and hand tools.
- Knowledge of sheet rock repair and replacement.
- Knowledge of general principles of HVAC, plumbing, electrical, and mechanical systems.
- Knowledge of, or ability to learn, safe operation of commercial pools and spas.
- Knowledge of basic repair methods and the appropriate materials used.

Education and Experience
- High school diploma or equivalent preferred.
- Minimum of (3) three years maintenance experience.
- Minimum of (1) one year supervisory experience.
License or Certification Required
- HVAC, plumbing, or electrical certifications preferred.
- Certified Pool Operator (CPO) certification required within 90 days of hire.
- Valid drivers license and current auto insurance.
