Title:  Maintenance Tech

Department: Operations

Reports to:  Executive Pastor 

FLSA Status:  Full-Time, Exempt

Summary:

Responsibilities include building maintenance, custodial services, grounds maintenance, security and safety functions for the church on all campuses.  Responds to all work requests and customer inquires in a timely and courteous  manner.  Serves as the liason for any church expansion, renovation or construction projects.  Performs other duties as assigned.

Essential Duties and Responsibilities:

1. Building Maintenance
   1. Facilitate repairs through personal work or coordination of staff, volunteers or outside contractors. This involves the preventative and remedial maintenance of furniture, maintenance equipment, building surfaces, electrical systems, HVAC, plumbing, etc.
   2. At least monthly, audit the buildings to determine custodial needs and quality maintenance needs and quality and projects necessary to maintain the buildings in an excellent manner..
   3. Monitor routine pest control.
2. Custodial Services
   1. Monitor all building custodial services.
   2. Supervise custodial staff.
   3. Responsible for scheduling of work shifts, special event coverage, room preparation, cleaning activities.
   4. Monitor special cleaning arrangements such as carpet and windows.
3. Grounds Maintenance
   1. Oversee and schedule grass cutting and other ground maintenance activities.
   2. Routinely inspect outdoor lighting and informational signs for function and damage; make or coordinate any repairs as necessary.
   3. Inspect playground equipment monthly.
   4. Remove snow and ice from walks and spread ice melt as needed.
4. Equipment and Supplies Inventory
   1. Develop necessary supplies lists.
   2. Determine what equipment should be owned versus rented or use of specialty contractor.
   3. Determine best-value suppliers and monitor vendor relations.
   4. Maintain inventory of all equipment and supplies.
5. Security
   1. Oversee key plan, door operation, exterior lighting, and alarm systems.
   2. Monitor vendors supplying these services, ensure systems are updated and maintained in operational condition.

Education and/or experience:

High school diploma or general education degree (GED); or one to three years related education and/or training; or equivalent combination of education and experience

Language Skills

Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.  Ability to write routine reports and correspondence.  Ability to speak effectively before groups of customers or employees of the organization.

Other skills and abilities

Applicant must have at least five year’s experience in areas related to building maintenance such as HVAC, electrical, plumbing, carpentry and general repair.

Applicant must have at least three years supervisory experience.
