SUMMARY OF THE POSITION
The Project Manager (PM) is responsible for leading project administration in accordance with corporate policies and procedures including contractual requirements. These efforts must be coordinated with the Director of Construction Operations to ensure that company goals and objectives are met through team participation.
The PM is directly responsible for the overall direction, completion and financial outcome of CPM’s commercial construction projects. The PM must demonstrate strong leadership skills, work well in a team environment, have excellent communication skills and strives to enrich the company culture.
The PM is responsible for the full cycle of construction. This includes but is not limited to: preconstruction and estimating, developing the project schedules, managing the construction process and team until final close out is complete.
The primary role of the PM is to run multiple projects simultaneously, in such a manner that both the customer and the company are successful.
ESSENTIAL SKILLS & EXPERIANCE

- Manage individual projects from award to completion. PM’s must have experience with all facets of commercial construction project management including preconstruction and estimating.
- Thorough understanding of construction contracts, schedules, cost control, budgeting and forecasting.
- Thorough understanding of construction plans and specifications for all aspects of the work.
- Have knowledge of and adhere to all company policies. Always maintain a positive team attitude. Promote the company and the team to the client, subcontractors and others.
- Train, mentor and manage team members. Identify strengths and weaknesses, supporting both advancement and improvement.
- Proficient computer skills in Microsoft Office Suite, project management software (Procore or similar), accounting cost management software, and scheduling software (MS Project or similar), Bluebeam.
SPECIFIC DUTIES & RESPONSIBILITIES
At all times, the PM and Project Superintendents will be working together as a team to ensure a productive and efficient working environment for both the field personnel and the office staff by performing the following duties personally or through directing and leading team members. (Includes but not limited to)
- Manage all activities via PROCORE.
- Reviewing and owning the project estimate and scope of work from pre-construction “turn-over” through to completion.
- Review/understand owner contract and expectations.
- Develop/draft the project schedule.
- Develop the project budget from the estimate.
- Develop the Schedule of Values for Applications for Payment.
- Buy-Out and draft Subcontracts & PO’s
- Primary interface with owner and architect.
Manage/direct workload of project engineers:
- Issue Intent to Awards to Subcontractors.
- Issue/execute subcontracts & PO’s.
- Procure certificates of insurance from subcontractors & vendors.
- Procure/review/approve submittals.
- Manage maintenance of RFI, COP and submittal logs.
Work with the Superintendent to:
- Finalize master construction schedule and short interval schedules.
- Manage change conditions & RFI’s.
- Manage change orders.
- Manage subcontractor compliance.
- Manages risk of design quality, design schedule, and design compliance to contract obligations. Ensure that projects are built in accordance with the plans and specs approved by the owner and the architect/engineers/managers, quality control.
- Pre-installation testing and reviewing results for compliance.
- Develops, implements, and maintains the project safety program for a safe work environment. Creates and influences safety culture as a mentor and model.
- Enhance project margins.
- Ensure that all accounts receivable is current, and projects are billed accordingly.
- Ensure that all change orders are processed and approved in accordance with the contract.
- Provides project performance status reports for schedule, costs, equipment, manpower, materials, safety and environment, quality control, and best practices/lessons learned programs.
- Provide job cost/margin forecasts. Make sure that projects are completed on or before the contract completion date.
- Close out project cleanly and completely within 30 days of project completion.
