Position Summary
The Vice President of Commercial Real Estate will lead and oversee the strategic growth, development, and management of a multi-state retail and logistics real estate portfolio. This includes site selection, lease negotiations, permitting, construction, and facilities management across a growing footprint of over 40 locations. This role will provide high-level strategy, leadership, and oversight while remaining actively involved in key real estate negotiations and deal flow to ensure successful expansion.
Key Responsibilities
1. Real Estate Strategy, Deal Flow & Lease Negotiations
• Develop and execute a multi-year real estate strategy aligned with the company’s growth goals and market expansion plan.
• Maintain direct involvement in real estate deal flow, negotiating key leases, renewals, and acquisitions to optimize terms and long-term profitability.
• Oversee market analysis, site selection, and financial modeling to support new store openings and relocations.
• Cultivate and manage relationships with landlords, brokers, developers, and key real estate partners.
• Guide the Director of Real Estate in transaction execution, ensuring alignment with corporate objectives.
2. Permitting & Approvals
• Provide strategic oversight for zoning, entitlements, and permitting processes, ensuring compliance with municipal and regulatory requirements.
• Serve as an escalation point for complex permitting challenges and high-priority store openings.
• Work closely with local government agencies, community stakeholders, and legal teams to streamline approvals.
3. Facilities & Construction Management
• Oversee the maintenance, repair, and capital improvement strategy for all retail stores, trucking depots, and warehouses.
• Guide the Director of Facilities & Construction in managing vendor relationships, maintenance programs, and operational efficiency.
• Ensure cost-effective, high-quality construction for new store openings, remodels, and relocations.
• Monitor and optimize store design, space planning, and construction budgets to enhance efficiency and brand consistency.
Leadership & Team Development
• Lead, mentor, and develop the Director of Real Estate and Director of Facilities & Construction, ensuring high performance and alignment with company objectives.
• Foster a culture of collaboration and efficiency across the real estate, facilities, and construction teams.
• Partner with cross-functional leaders in Operations, Finance, and Supply Chain to align real estate strategies with broader business goals.
Qualifications & Experience
• 10 years of experience in retail real estate, site selection, lease negotiations, and construction management, with at least 5 years in a senior leadership role.
• Direct experience negotiating leases and overseeing site selection for multi-unit retail expansion.
• Proven track record of scaling real estate portfolios across multiple states, ideally in a big-box retail environment.
• Experience overseeing permitting, entitlement, facilities management, and construction projects.
• Strong financial acumen, with the ability to analyze market data, lease structures, and capital budgets.
• Exceptional leadership and team development skills, with experience managing multi-level real estate teams.
• Ability to travel as needed to oversee site evaluations, negotiations, and project execution.
Salary : $175,000 - $225,000
