Title: Assistant Property Manager
Compensation: $70K - $110K (based on experience)
Employment type: 40 hours per week (5 days a week)
We own and manage a portfolio of apartment buildings in Washington, DC. We are seeking a Property Manager. We are in the process of increasing our portfolio and are looking for an aggressive and high-energy person to help support our growth. The Property Manager works directly with ownership, our property management team, our maintenance staff, and our tenants.
READ CAREFULLY – Please do not apply unless you are able to work in this environment:
· Long hours – more than 40 hours per week – evening, weekend work and on-call work is required as needed
· Work several days per week in the field at our properties in Southeast DC and at various DC government facilities
· Remote/Hybrid work is not available – all work is onsite at our properties East of the River in DC
· Manage difficult tenants in low-income areas
· Early morning hours are required – starting time is no later than 8A
Here is a sample list of the Property Manager responsibilities:
· Monitor the water and utility usage in our buildings – take action to reduce these expenses
· Oversee compliance with government licensing and filing requirements
· Overseeing rent collections: contacting tenants, posting cash receipts, monitoring payment plans, coordinating related actions with our property management team
· Monitoring our security cameras and resolving issues identified
· Handling incoming phone calls and texts from tenants
· Researching and implementing new technologies to assist our operational performance
· Assisting with new business initiatives and property acquisitions
· Work order follow ups with tenants
· Marketing vacant units
· Gather and processing incoming mail
· Marketing vacant units
· Home visits for tenant prospects
· Onsite walkthroughs of properties for needed maintenance for wear and tear
· Preventative maintenance walkthroughs with maintenance
· Onsite visits to DCHA, DOB, and other agencies
· Acquisitions: assist in all aspects
· Frequent scans of security cameras to identify and solve proactively
Key Skills
· Make decisions independently with minimal oversight
· Very detail oriented
· Expert knowledge of Microsoft Office is required: Excel, Outlook, Word, etc…
· Aggressively look for problems and then solve them
· Customer service oriented with a professional approach in dealing with difficult tenants and coworkers
· Complete open-minded attitude about solving problems – we manage our properties differently than other property owners
Experience
· Residential property management – required
· Difficult tenant problem resolution - required
· Property Maintenance - preferred
· DCHA experience and Section 8 knowledge - preferred
· Collections - preferred
· Software applications: Smartsheet, AppFolio, and Slack – preferred
Work Locations and Hours
· Work location is in our building at 2900 30th St. SE and at our properties East of the River in DC
· Starting time is no later than 8A and extra hours during evenings and weekends are required as needed
