We are seeking a detailed-oriented Right of Way Specialist to join our team. This professional will be responsible for managing real estate activities related to property rights, with a focus on utility easements and right of way permissions.
Key Responsibilities
- Plan and perform a full range of real estate activities including acquisition of property rights, land and facilities leasing, rent collection, property sales, tax assessments, and property management (40%)
- Negotiate contract terms and prepare legal documents including contracts, deeds, leases, and easements (25%)
- Review property surveys, legal descriptions, engineering drawings, facility attachment applications, appraisals, and environmental reports
- Review distribution jobs to ensure proper permissions for utility installation on private property
- Research existing property rights that may be applicable to current projects
- Create and maintain comprehensive project documentation and files
- Prepare property appraisals and conduct financial analyses
- Perform property inspections and conduct marketing activities when needed
- Collaborate with in-house and/or outside counsel on legal matters
- Bachelor's degree in Real Estate, Business Administration, or related field (or equivalent experience)
- Experience reviewing job prints to determine if work is on private property or in road right of way
- Knowledge of utility easements and right of way processes
- Proficiency in reviewing and processing permission documentation for private property access
- Strong organizational and time management skills
- Excellent communication and interpersonal abilities
- Proficiency in office software applications (word processing, spreadsheets, presentation software)
- Experience with database management and specialized real estate software is a plus
- Attention to detail when reviewing legal documentation and property descriptions
- Ability to navigate complex property rights scenarios
- Strong negotiation skills
- Research aptitude for identifying existing applicable rights
- Excellent record-keeping abilities
