JOB SUMMARY
The Building Operations Manager is responsible for overseeing and delivering a well-maintained facility and collaborating with other teams in the planning and execution of weekend services and on-site connections events at a Crossroads’ site.

PRINCIPAL DUTIES & RESPONSIBILITIES
  • Coordinating and managing maintenance and repair activities for the facility and equipment.
  • Host and provide guidance to vendors during site visits to ensure efficient and financially effective building operations.
  • Preparing and monitoring building operations budgets.
  • Effectively prioritize pending work orders in maintaining efficient site team workflow.
  • Manage the work schedule of the Building Operations Team for the respective site.
  • Conducting regular building inspections and preparing reports.
  • Ensuring facilities are in compliance with applicable policies, regulations and building codes.
  • Responding to inquiries and requests by building tenants and resolving any problems or issues timely.
  • Managing and directing site staff and activities related to building operations.
  • Manage all contractors and provide regular feedback to ensure Crossroads standards are met.
  • Responsible for ensuring the safety and security of building tenants.
  • Responsible for identifying the needs of the volunteer safety team, understanding, executing and leading building safety protocols and remaining in constant communication with the national security team regarding protocol changes.
  • Coordinating with the Building Use Manager to manage event schedules and all building use.
  • Recruit, train, and develop volunteer teams that include but are not limited to event setup and support, site projects, mowing, etc.
  • Provide operational counsel to site ministry teams to best equip staff and volunteers in the execution of on-site events.
  • Protects all entities’ (including Crossroads’) value by keeping information confidential.
  • Work in close association with the entire staff to build and maintain a strong team environment among our staff and complete the work necessary to fully serve and support the vision and mission of the entities including Crossroads.
  • Attend regular ministry team meetings, all-staff meetings and participate in additional meetings when requested to do so.
  • Perform other duties as requested by manager and leadership.

JOB QUALIFICATIONS

Education Requirements:
  • Bachelor’s degree in business administration, real estate management or a related field preferred.
Experience / Skills Requirements:
  • Building Owners and Managers Association certification preferred.
  • At least 3 years of experience as a building manager or in a similar role.
  • Knowledge of relevant laws, regulations and building codes.
  • Excellent project management and negotiation skills
  • Able to work with a minimum of supervision while understanding the necessity for communication and coordinating work efforts with other staff and organizations.
  • Possesses strong organizational, communication, and decision making skills.

Physical Requirements:
  • The usual and customary methods of performing the job's functions require the following physical demands: some lifting, carrying, pushing, and/or pulling; some stooping, kneeling, crouching, and/or crawling. Generally the job requires 20% sitting, 30% walking, and 50% standing.

Scheduling / Travel Requirements
  • Travel between properties will be required.
