What are the responsibilities and job description for the Commercial HVAC Technician position at CSM Corporation?
HVAC Service and Maintenance: Performs a variety of heating and cooling repairs and maintenance. Duties include HVAC, PTAC, VAV, data center cooling, cooling towers and boilers preventative maintenance and repair. Respond to heating and cooling emergencies as required.
Property Maintenance: Responsible for providing roving maintenance services for a variety of commercial, residential and lodging properties. Executes and documents the preventive maintenance program for tenants, common areas, and equipment. Maintains property appearance, upkeep/curb appeal to ensure competitiviness within the industry and attract future tenants/residents by providing a welcoming environment to current tenants/residents. Complete work orders and other maintenance needs on a timely basis. May provide supervision to other maintenance staff as delegated by the Field Supervisor or Department Manager. Provide quick response to emergency after-hour calls as necessary.
Cost Control: Responsible for assisting in the management of maintenance expenses to maximize profitability. Responsible for assisting in the effective labor management through proper scheduling, monitoring, and adjusting based on business needs. Follows CSM procurement guidelines and applies good business judgment. Safeguards supplies and seeks cost-efficient purchasing strategies. Conducts and proactively researches and proposes preventative maintenance programs to maintain company assets and to stay within budget guidelines and prolong the life of company resources.
Customer Service: Ensure that CSM properties meet or exceed company standards.
Safety/Risk Management: Conducts routine inspections of the CSM-managed properties and grounds, to maintain standards per CSM, local, state and federal regulations including AWAIR program. Operates all equipment following safe and proper procedures. Follows all CSM procedures for all incidents. Knowledgeable of property emergency procedures. Ensures a clean and safe work environment.
Self/Workload Management: Will be included in the periodic on-call rotation of the team. Responsible for effective self/workload management. Demonstrates clear written and verbal communication skills. Promotes collaboration and a positive, professional work environment. Attends all meetings to ensure proper communication/planning occurs. Adheres to all CSM Standard Operating Procedures.
Education: High School diploma or GED required. Prefer candidates with post-secondary certification or diploma in HVAC and/or Refrigeration. The following Maintenance and Professional designations are helpful, but not required: EPA, NATE, and Boiler License. Should possess the ability to obtain such certifications as may be desired by the company.
Experience Knowledge/Skills/Abilities: 1-2 years of HVAC service work preferred, but will consider candidates currently enrolled in post-secondary education for HVAC and/or refrigeration. Must be detail oriented, possessing the ability to communicate well with all levels within and outside the organization, have general computer experience and be able to problem-solve with employees and customers. Must be able to manage multiple priorities in a fast-paced environment.
Travel: Occasional travel to out-of-state properties may be required. All travel expenses and travel bonus are included.
