The Pines Apartments in Burnsville are looking for a Senior Maintenance Technician to join the team! This position is responsible for providing a safe and secure environment for our residents, associates, and guests by maintaining the buildings, grounds, and equipment in a safe and efficient manner consistent with CSM Standard Operating Procedures, industry best practices, and regulations. This position will demonstrate a spirit of service and teamwork to ensure high resident satisfaction and retention within our communities.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Property Maintenance: Responsible for maintaining the overall condition and cleanliness of the maintenance shop and overall property. Executes and documents the preventive maintenance program for resident units, common areas, hallways, garages, grounds, pool, clubhouse, and equipment. Complete turnover/make-ready maintenance needs in a timely manner. Complete property work orders including troubleshooting and repair of appliances, HVAC systems, plumbing systems, and general electrical systems in a timely manner. Perform some property renovation functions (as necessary) including carpentry, appliance installation, cabinet installation, hardware installation, lighting installation, and some plumbing fixture installation. Develop scope and work with vendors to bid large scale projects outside of the general scope of the maintenance team. Provide some project oversight on larger scale projects.
- Grounds Maintenance: Maintain property appearance including flower bed maintenance, weed control, trash pickup, and other general upkeep/curb appeal related tasks to ensure property competitiveness and marketability and provide a welcoming environment to current residents. Assist in snow removal (including shoveling, salting, sanding, and ice removal) and perform regular lighting inspections/maintenance to help create a safe enviroment for residents.
- After Hours Emergency On-Call: Participate in the emergency on-call service program to ensure that our residents’ needs are met at all times and the property integrity isn’t compromised. Provide quick response to all emergency after-hours calls by phone and in person as necessary.
- Cost Control/Financial Management: Responsible for proper use and safeguarding of all maintenance equipment and supplies, and adheres to cost controls to reduce expenses and waste. Follow CSM procurement guidelines and applies good business judgment when purchasing supplies to stay within budget guidelines. Maintain accountability for all necessary inventory, supplies, tools and equipment. Prepare RFPs for larger scale projects, obtain project bids, evaluate bids, and make appropriate recommendations on projects. Assist the Community Manager in obtaining budget/forecast expense projections as necessary.
- Customer Service: Ensure resident satisfaction by adhering to maintenance service and loss-prevention standards including preventative maintenance. Ensure that residents’ needs are responded to in a courteous, friendly and timely manner. Work as a team player in meeting resident needs, and actively contribute to the efforts of other areas when necessary. May be required to attend residential community activities after normal business hours as requested by the Community Manager.
- Safety/Risk Management: Mitigate risk by conducting routine inspections of equipment, property, and grounds to maintain standards per CSM, local, state and federal regulations including AWAIR program. Operate all equipment following safe and proper procedures. Follow all CSM procedures for resident/associate incidents. Knowledgeable of property emergency procedures. Need to be available to assist as needed in any natural/catastrophic disaster. Ensure a clean and safe work environment, and follow all CSM procedures for resident/employee incidents.
- Self-Management: Produce required volume of work by planning, organizing and prioritizing work duties. Adhere to CSM attendance policy, grooming/appearance/dress code standards, and general work rules and department procedures. Attend all required meetings. Adhere to all CSM Standard Operating Procedures and Fair Housing laws.
- Training: Responsible for assisting in the training and mentoring of maintenance/grounds employees and ensuring training records are maintained.
REQUIRED SKILLS AND EXPERIENCE
Education: High School diploma or GED required. CRMT, CPO, HVAC, EPA certification and Boiler’s license desired, or the ability to obtain certification based on property requirements.
Experience/Knowledge/Skills/Abilities: 4 years of multi-housing maintenance experience is required. Attention to detail, customer focused and the ability to perform job duties in a fast paced environment. Must be able to communicate well with all levels within and outside of the organization. Must be able to problem solve with associates and residents. General computer experience is required. Current and valid driver’s license with safe driving record required.
