We are currently seeking an experiencedCommunity Manager to oversee the day-to-day management of a portfolio of three properties in Allentown, PA. This is a confidential search for a dynamic and accomplished individual who will be responsible for maximizing the occupancy levels and overall performance of the community while providing strong leadership to a dedicated team.
As a Community Manager, you will take full ownership of the operations, financial performance, and resident satisfaction across your properties. This role offers a unique opportunity to demonstrate your expertise, drive results, and make a lasting impact on the community.
This is an ideal role for a Regional Manager looking to transition into a more stable, hands-on position with a manageable portfolio.
Key Responsibilities
- Operations Management: Oversee property maintenance, capital improvements, rent collections, lease administration, budgeting, and marketing for a portfolio of three properties (250, 216, and 146 units).
- Team Leadership: Lead and mentor a team of 8 staff members, providing guidance, development, and fostering a high-performance culture.
- Financial Oversight: Prepare and manage annual operating budgets, track revenue performance, and ensure effective management of operating expenses to maximize profitability.
- Maximize Revenue: Drive occupancy rates, reduce vacancy loss, and minimize bad debt while maintaining competitive rental pricing.
- Resident Relations: Build and maintain strong relationships with residents, resolve issues, and ensure a positive community atmosphere. Implement resident retention programs to increase engagement and satisfaction.
- Legal & Compliance: Manage legal actions in accordance with state laws and company guidelines. Ensure that all documentation, including leases, move-ins/move-outs, and legal paperwork, is accurate and submitted on time.
- Emergency Response Leadership: Take charge of emergency situations, ensuring a prompt and effective response in accordance with company policies and minimizing liabilities.
- Safety Standards: Ensure that all staff operate in compliance with OSHA standards and company safety protocols.
Ideal Candidate Qualifications
- Education & Experience:
- Bachelor's degree preferred or 5 years of related experience in property management.
- Minimum of 8-10 years of multi-site property management experience.
- At least 5 years of supervisory experience in a leadership role.
- Certifications:
- Certified Apartment Manager (CAM) required.
- Other certifications such as CPM, CRM, or ARM are highly preferred.
- Skills & Abilities:
- Strong leadership and decision-making skills with the ability to think and act like an owner.
- Excellent critical thinking and problem-solving abilities.
- Solid understanding of property KPIs and how to drive results.
- Proven track record of achieving operational excellence and exceeding performance targets.
- Exceptional customer service and communication skills.
- Proficiency with Microsoft Office Suite and community management software.
- Knowledge of OSHA regulations and property management compliance requirements.
