QUALIFICATIONS:
High School Diploma/GED and at least five years of experience in building maintenance related tasks, and at least two years supervisory experience. The completion of a two-year program in a building construction technology related field, or an equivalent combination of experience. CPRP and certified in first aid and cardiopulmonary resuscitation (CPR) preferred. Possess a valid driver’s license. Must meet Park Board employment and physical standards, which includes a background check as well as drug and alcohol screening. Experience and training which demonstrates the knowledge, skills, and aptitude to perform the defined duties.

PERFORMANCE RESPONSIBILITIES:
- Directs and assists the Maintenance Team as needed under the direction of the Director of Operations.
- Performs scheduled and unscheduled inspections of all facilities for proper maintenance,
- preparation and cleanliness. Troubleshoots causes for below-standard cleaning and
- maintenance and ensures established standards are met.
- Procures equipment, material, and other resources to enable staff to carry out the assigned work. Obtains quotes and oversees work of outside contractors.
- Monitors and reviews status of building systems such as HVAC, security, plumbing, and related equipment.
- Completes necessary documentation for work processes including documenting use of pesticides, maintaining use records and recording and reporting facility use statistics to Indoor Sports Coordinator. Composes correspondence, reports, and other documents necessary.
- Oversees system-wide facility and grounds maintenance, and manages the work related to the maintenance, horticultural, and trail maintenance personnel.
- Provides training opportunities for maintenance, horticultural, and trail maintenance personnel.
- Develops, supervises, and maintains a program for purchasing janitorial and general supplies, materials, and equipment.
- Works with the Director of Operations on all capital outlay projects and building projects within the Cullman Parks and Recreation system.
- Possesses ability to work independently as well as function efficiently in a team environment.

- Performs facility and equipment maintenance as needed, including general upkeep and repair. Maintains work areas in a clean and orderly manner.
- Possesses mechanical ability, skilled in the use of small power tools, is able to maintain small power and hand tools.
- Demonstrates knowledge of safe operation practices and maintenance of various tools, turf equipment, and motor vehicles.
- Has some knowledge of plumbing, masonry, electrical, painting, HVAC, and light construction.
- Is willing to work flexible hours with some evening, weekend, and holiday work as required.
- Acts as a team member with other Parks and Recreation staff, embracing and supporting the vision and mission of the CPRST Board of Directors and the City of Cullman.
- Establishes and maintains sound business and financial procedures in accordance with Federal and State laws, and CPRST system policies.
- Maintains professional internal and external relationships in keeping with CPRST core values.
- Works a minimum of a forty-hour work week, which will likely include nights and weekends, with hours varying based on time of year, events, and projects.
- Keeps building and property in clean and orderly condition.
- Performs heavy cleaning duties.
- Cleans and maintains floors, bleacher and stadium seating areas, walls and windows; empties trash and recycling containers; keeps recycle and garbage containers clean inside and out.
- Responds to and cleans up spills and sanitary hazards using appropriate infection control materials and techniques.
- Locks and unlocks buildings; secures facilities when not in use by checking for unlocked doors, windows. Reports any unauthorized occupants or suspicious circumstances.
- Sweeps, mops, scrubs, or vacuums floors.
- Gathers and empties trash.
- Scrubs, sanitizes, and supplies restroom facilities.
- Dusts furniture, walls, and equipment.
- Cleans windows, mirrors, and partitions with soap and other cleansers.
- Mixes cleaning solutions and chemicals in containers in preparation for cleaning, according to instructions.
- Follows procedures for the use of chemical cleaners and power machinery to prevent damage to floors and fixtures.
- Cleans and polishes fixtures and furniture.
- Sets up and moves furniture, field and game equipment for special events and returns to original location when program has ended.
- Manages inventory of cleaning supplies.
- Drives vehicles required to perform or travel to cleaning work, including industrial trucks, vans, or industrial vacuum cleaners.
- Experience with using cleaning equipment, including vacuum cleaners, floor buffers, and cleaning solutions.
- Exhibits a high level of professionalism and ethics working amicably with the Park Board, the Executive Director, Administrators, Personnel, and Community.
- Exhibits proficiency in written and oral communication.
- Attends all meetings as required and performs other duties as assigned by the Indoor Sports Coordinator.
WORKING ENVIRONMENT:
Work exposes the employee to adverse weather conditions and hazards associated with traffic, electricity, chemicals, and fumes. Protective equipment is required such as gloves, safety glasses, clothing, and boots.
PHYSICAL DEMANDS:
The physical demands described here represent those that must be met by an employee to successfully perform the essential functions of this job. Frequent walking, reaching with hands and arms, climbing and balancing, stooping, kneeling, crouching, crawling, and lifting while performing job duties. Exposure to moving mechanical parts. Must be able to routinely lift fifty pounds of weight without assistance.
